Maintenance Supervisor

Company Overview Asset Living is a third‑party management firm founded in 1986 that supports thriving communities nationwide. We manage multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing across the U.S. Position Title Maintenance Supervisor Essential Duties & Responsibilities Maintenance management: oversee daily on‑site attendance, coordinate and respond to resident and management work orders, ensure repairs in common areas and units. Inspect grounds, buildings, and community features daily to identify and correct hazardous property conditions. Manage inventory of maintenance supplies and ordering within budget guidelines. Implement a preventative maintenance program to extend community life and minimize future repairs. Maintain a well‑organized maintenance shop and uphold OSHA guidelines. Conduct hazard communications program; promote safe work practices. Assist with general upkeep and cleaning of office and common areas, and participate in unit inspections as requested. Participate in on‑call emergency response. Plan and use property resources and supplies efficiently, including vendor bids and contracts. Direct construction and rehabilitation activities ensuring quality and timeliness. Personnel management: supervise, train, and schedule maintenance staff; evaluate performance and provide coaching. Customer and resident relations: manage customer service, monitor service request turnaround, maintain a favorable community image, and enforce policies. Education and Experience High School Diploma or equivalent. EPA & CPO certification required; HVAC certification desired. Basic computer skills and familiarity with on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Work on small‑to‑mid‑sized properties: frequent lifting, reaching, operating machinery, and exposure to weather and hazardous chemicals; ability to work overtime, weekends, and nights on‑call. Work on large properties: similar physical demands with emphasis on extended periods standing or sitting, lifting >100 lbs, and exposure to hazardous chemicals. Licenses and Equipment Reliable transportation required for emergency on‑call duties. Compensation and Benefits Salary: $36 per hour (current range).
