Maintenance Technician IIMaintenance Technician II helps maintain the safety, functionality, and appearance of commercial and residential properties. This position is responsible for completing maintenance repairs, performing preventative maintenance, responding to service requests, and supporting daily building operations. The ideal candidate is hands-on, dependable, and capable of working independently while providing excellent service to tenants and customers.Duties and ResponsibilitiesComplete daily maintenance work orders at commercial buildings and apartment propertiesRepair doors, locks, windows, drywall, ceilings, flooring, and other building componentsPerform basic carpentry, painting, patching, and general building repairsTroubleshoot and repair plumbing issues, including leaks, clogged drains, faucets, and toiletsInstall or replace fixtures, appliances, and equipment as neededPerform preventative maintenance on building systems and equipmentIdentify and report safety hazards, maintenance concerns, and repair needsMaintain organized and safe mechanical rooms, maintenance shops, and storage areas15% - Property SupportAssist with property turnovers, move-in preparations, and general building readinessSupport event setups, furniture moves, and special maintenance projectsOperate company vehicles, lifts, and maintenance equipment safelyAssist with snow removal and ice treatment during winter weather events as needed10% - Team Support & CommunicationDocument completed work orders, inspections, and maintenance activitiesMaintain inventory of maintenance supplies, tools, and equipmentCommunicate effectively with supervisors, tenants, contractors, and team membersRespond promptly to maintenance requests from tenants and property managersJob duties may change from time to time to meet the operational needs of the department and organization.Required Skills & AbilitiesWorking knowledge of plumbing, electrical, carpentry, HVAC, and general building maintenance.Ability to diagnose maintenance issues and determine appropriate repairs.Experience using hand tools, power tools, and maintenance equipment safely.Ability to work independently and prioritize multiple tasksStrong communication and customer service skillsValid driver's license with acceptable driving recordEducation and ExperienceMinimum of three (3) years of maintenance, construction, facilities, or related experience preferred.High school diploma or GED preferredPhysical RequirementsAbility to stand, walk, climb stairs, bend, kneel, crouch, and perform physical maintenance tasks throughout a scheduled shift.Ability to safely lift, carry, push, and pull up to 75 pounds.Ability to work indoors and outdoors in varying weather conditions.Ability to work from ladders, lifts, and elevated work areas when necessary.Ability to safely operate maintenance tools, equipment, and company vehicles.About Harristown Inc. and Harrisburg Property Services, LLCFor more than 50 years, we've strengthened our community through property management, real estate development, and a shared commitment to integrity, teamwork, and service.
