JOB DESCRIPTION

MAINTENANCE MECHANIC

Job Summary:

v Performs a variety of tasks in the maintenance and upkeep on the properties and grounds of the housing authority owned/managed properties. Primary responsibilities are with Mashpee Housing Authority, with assistance to Brewster Housing Authority and Mattapoisett Housing Authority during periods of vacancy turnovers.

v On-call 24/7 for emergency maintenance matters.

v Ability to handle multiple priorities all at once.

v Pivots tasks simultaneously to ensure health and safety.

v Follows up on all pending work orders within required timeframes.

v Reports regularly to the Executive Director all matters relating to upkeep and general maintenance.

v Pro-actively participates in Capital Planning.

Principal Duties:

Routine :

1. Inspects daily all hallways and common areas for adequate lighting, replacing bulbs and flood lights as necessary to ensure safety.

2. Performs a comprehensive weekly review of all building exteriors to check for potential maintenance issues, inspect building exteriors, parking lots, walkways, property landscaping and flag condition (replacing if needed) and to remove any debris, tree limbs or other items which could pose a health or safety hazard or that contributes to unsightliness.

3. Performs routine maintenance and repair tasks to heating and boiler systems such as changing air filters, draining expansion tanks, checking water levels, oiling circulator pumps, etc.

4. Repairs plumbing fixtures and pipes, such as but not limited to toilets, sinks, drains, valves and controls.

5. Repairs burner controls and switches, and performs minor electrical work on stoves, refrigerators, washers and dryers.

6. Performs routine household electrical tasks such as replacing fuses, resetting circuit breakers, replacing switches or outlets and changing their covers, replacing light fixtures, bulbs, tubes, globes, etc.

7. Performs ground maintenance by cleaning up debris, mowing lawns, raking grass and leaves, caring for planted areas, trimming shrubs and trees, fertilizing, etc. From May – September, grass must be cut at least once a week.

8. Performs minor repairs to windows, doors, door frames, locks, mailboxes, etc.

9. Performs minor building and grounds maintenance and repairs with such tools and equipment as common hand tools, glass cutters, wrenches, power drill, skill or jog saws, pipe cutters, drain augers, shovels, rakes, trimmers, snow blowers, caulking guns, trowels, paint brushes and rollers, etc.

10. Assists in lifting and moving, loading and unloading heavy objects, such as hot water heaters, refrigerators, stoves, etc.

11. Responsible for annual and move-out inspections , and any other periodic inspections needed.

12. Responsible for quick unit turnover once a unit is vacated, including, but not limited to, cleaning, painting, and floor improvements. Appliance cleaning, and any other repairs or improvements needed to prepare units for new residents. Public housing units must be turned over and ready to rent within 21 days of becoming vacant. Other non-public housing units must be ready to rent within 5 working days of unit being vacant.

13. Responsible for regular cleaning of gutters, buildings, and windows (yearly), and snow removal.

14. Orders materials and supplies for all maintenance tasks and maintains an organized and clean workshop.

15. Schedules repairs for the Housing Authority pickup truck, as well as the cleanliness of the vehicle inside and outside.

16. Prepares written notices/updates that should be included in the tenant monthly newsletter and provides to the Resident Services Coordinator in time to include in newsletter publishing.

17. Responds to all “on call” duties that are emergencies, including tenant “lock outs”. Refers tenants to the office for non-emergency work orders and other requests.

18. Performs all other related duties of the position as required by the Executive Director.

Knowledge, Skills and Abilities:

1. Considerable knowledge of building construction and maintenance.

2. Working knowledge of trades, such as plumbing, electricity, and carpentry, and ability to apply knowledge.

3. Ability to read blueprints, engineering drawings and similar types of technical documents, reports and regulations.

4. Ability to demonstrate skills in organizing and prioritizing work and repair schedules.

5. Knowledge of occupational safety precautions, including avoidance of hazards for the work force.

6. Ability to work in hazardous conditions such as snow, ice and rainstorms as well as work in unsanitary conditions.

7. Working knowledge of trees, shrubbery and plant life.

8. Skill in the use and care of tools machinery and equipment used by building maintenance personnel.

9. Ability to lift heavy objects.

10. Ability to perform manual labor such as digging and shoveling.

11. Ability to maintain acceptable working relationships with co-workers and to relate in a positive manner with residents.

12. Ability to be a contributing team member.

13. Ability to read, understand and follow oral and written instructions.

14. Computer knowledge is needed for email and internet use, word and excel.

15. Must have a valid Driver’s License.

16. Ability to operate gasoline driven equipment such as trucks, snow blowers, tractors, power mowers and perform ordinary maintenance on equipment.
