Position Summary:

The Part-Time Leasing Consultant plays a key role in creating an exceptional experience for prospective and current residents by marketing the community, generating and managing leasing leads, conducting tours, and supporting lease renewals. This position is responsible for converting prospects into residents through outstanding customer service, product knowledge, and relationship-building skills while ensuring compliance with Company policies and Fair Housing regulations.

Essential Functions:

• Responsible for ensuring the daily marketing, administrative, and financial operation of the property under the direction of the Community Manager.
• Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
• Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
• Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
• Inspects pre-leased apartments prior to the move-in date and promptly communicates any concerns to the Service Manager or Community Manager.
• Understands, utilizes, and promotes all third-party online leasing programs appropriately.
• Ensures timely and accurate logging of all prospect information and notifications into our Property Management software.
• Responsible for checking, responding to, and documenting community and individual emails, voicemails, and text messages.
• Stays up to date with all promotion/leasing incentives.
• Assists with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
• Posts notices to vacate and other community communication, if applicable.
• Assists with daily community inspections to ensure community policies are being followed and addressing, if applicable.
• Other duties as assigned.

Minimum Qualifications/Skills:

• Previous experience in a customer-facing/customer service role
• Demonstrated sales and closing skills
• Excellent organizational and communication skills
• Ability to work with a diverse group of people
• Where required by law, must have state leasing license or ability to obtain the required license(s) within the timeframe required by law

Work Schedule: Monday-Saturday (work schedule may vary depending on business needs). Physical Requirements/Environment: The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

• Full range of motion with upper and lower body. Continual movement including, but not limited to: standing, walking, bending, stooping, crawling, and climbing stairs.
• Operation of a motor vehicle onsite, if applicable.
• Exposure to all weather conditions.
• Lifting at least 20 pounds.

Pay Range: $20.12 - $30.18
