Part-Time Property Manager

Smartlock Self Storage operates 13 self-service storage facilities in Texas, Oklahoma, and Missouri. Our facilities use NOKE smart-entry locks, online rentals, video surveillance, and 24/7 customer access. Because rentals and payments happen online, there is no office to staff. Our San Angelo facility (1926 N Bryant Blvd) needs a dependable local Property Manager to look after the property on a part-time, flexible basis. Pay: $25.00 per hour Hours: Up to 10 hours per week, make your own schedule, plus on-call for occasional emergencies The role You set your own schedule to complete a weekly walkthrough checklist, keep the property clean and secure, and handle the hands-on tasks our central operations team cannot do remotely. You are also our on-call contact in San Angelo for the occasional emergency. Responsibilities Complete a weekly property walkthrough and checklist (lock checks, lighting, gate and door operation, cleanliness, vacant unit checks) Keep hallways, grounds, and vacant units clean and presentable Inspect units after move-out and prepare them for the next rental Place overlocks on past-due units and assist with auction preparation per company process and Texas law Respond to occasional emergencies (gate or lock issues, water leaks, customer lockouts) Meet vendors and contractors on site when repairs are scheduled Report issues and complete simple notes in our management app Qualifications Lives in or near San Angelo with reliable transportation and a valid driver's license Reliable, honest, and self-directed; comfortable working alone Comfortable using a smartphone and basic apps (we train on our system) Able to lift up to 40 lbs, climb stairs, and work outdoors in Texas weather Must pass a background check Customer service, maintenance, or property experience is a plus but not required A great fit for a retiree, a student, or anyone with a full-time job who wants flexible extra income and takes pride in doing things right.
