Community Manager

Job Summary Property Manager – Garden Stage Stabilized Property (517 units) The role manages day‑to‑day operations of an assigned property including team leadership, budgeting, leasing, resident services, maintenance oversight, and owner relations to meet financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, and other regulations. Responsibilities Provide input into budget development by analyzing financial statements, marketing data, and operational reports. Set rent rates, collect rents and fees, make bank deposits, and prepare monthly financial status reports. Approve vendor invoices, reconcile work performed, verify certificates of insurance, code charges to appropriate chart of account codes, and coordinate communications among vendors, accounting, and client/owner. Control expenditures to stay within approved budget and manage petty cash fund. Oversee lease enforcement: approve resident applications, negotiate discounts and renewals, conduct inspections, follow notice requirements, evict residents, and collect late fees and other charges in compliance with lease terms. Analyze market and economic trends to inform short‑ and long‑range marketing and leasing strategies that meet occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints and requests promptly and resolving service issues. Ensure maintenance team meets company standards for responding to resident service requests and maintains property appearance and safety. Conduct property inspections and take actions to maintain grounds, buildings, and amenities. Supervise staff through hiring, orientation, training, and performance management in line with company policies and values. Assist in managing client/owner relationships through meetings, tours, updates, and responsive communication. Complete accounting, financial, and administrative reports and perform additional duties as assigned. Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service background sufficient to manage day‑to‑day operations, resolve complaints, maintain financial records, and coordinate team work. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, capable of independent leadership and collaborative teamwork. For California: must use California Lease File Checklist to ensure lease documents are complete, compliant, and consistently organized. Specialized Skills All required licenses and/or certifications as mandated by state and local jurisdictions. Valid driver’s license for golf‑cart operation on property and assurance that on‑site staff also possess a valid license. Proficiency with Internet, word processing, spreadsheet, and database programs for reports and documents. Strong proficiency in property‑management software (preferably Entrata, Yardi, or OneSite). Management and supervisory skills sufficient to hire, lead, evaluate, and manage subordinates and team members, including maintenance specialists. Travel & Physical Demands Work primarily in an office environment with occasional exposure to outdoor conditions. Must be able to access all exterior and interior property areas, push, pull, lift, and carry weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine local travel may be required for bank deposits, training, outreach, or other job‑related activities. Compensation Salary range: $80,000–$90,000. Eligible for quarterly or annual bonus program (corporate positions) or weekly, monthly, or quarterly bonus program (onsite property positions) based on performance.
