JOB DESCRIPTION SUMMARY This role manages the day-to-day operations of an assigned property, including leading staff, managing financial performance, ensuring compliance with company policies and all relevant federal and state housing laws. JOB DESCRIPTION Property Type Garden Stage Stabilized Unit Count 350 Schedule Monday–Friday with rotating weekends Responsibilities Provide input into the development of property budgets by analyzing financial statements, marketing data, and operational reports. Meet revenue targets by setting rent rates, ensuring timely collection, bank deposits, and monthly financial status reports. Approve vendor, contractor, and service invoices, ensuring accurate coding, insurance certificates, and payment reconciliation. Control expenditures to stay within approved budgets and manage petty cash. Oversee lease enforcement: approve applications, manage renewals, conduct inspections, enforce rules, and collect late fees. Analyze market trends and implement marketing strategies to achieve occupancy and revenue goals. Promote resident satisfaction by responding to complaints, managing service requests, and ensuring maintenance compliance. Conduct property inspections and address physical maintenance to meet safety and appearance standards. Supervise staff, including hiring, orienting, training, and performance management. Maintain client/owner relations through tours, updates, and responsive communication. Complete accounting, financial, administrative reports, and additional assigned duties. For California only: manage lease files per the California-specific Lease File Checklist. BASIC KNOWLEDGE & QUALIFICATIONS Bachelor’s degree in Business Management, Real Estate, or related field preferred. 4–6 years of relevant experience in property management, sales, marketing, or customer service. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail-oriented, self‑motivated, and capable of independent leadership within a team. SPECIALIZED SKILLS All required state and local licenses and certifications. Valid driver’s license for golf cart operation; ensure staff have valid licenses. Proficiency with internet, word processing, spreadsheets, and database programs. Strong proficiency in property management software (Entrata, Yardi, OneSite). Management skills for hiring, directing, evaluating, and supervising team members. TRAVEL / PHYSICAL DEMANDS Work in an office and frequent exposure to outdoor elements; full access to property and amenities required. Ability to lift up to 20 lbs independently and up to 50 lbs with assistance. Local travel may be required for deposits, training, or community events. COMPENSATION AND BENEFITS Salary range: $80,000–$85,000. Additional compensation may include quarterly, monthly, or weekly bonus programs based on performance.
