LUMA Residential is seeking a skilled, highly organized, and hands-on Multi-Site Service Manager to oversee maintenance operations at The Barton Apartments and The Bowen on Henderson, two distinctive apartment communities located less than one mile apart in Dallas's vibrant Lower Greenville and Henderson neighborhoods.

We're looking for a dependable, technology-savvy leader with strong maintenance expertise, working knowledge of Elise AI, exceptional organizational skills, and the ability to successfully lead and direct a maintenance team across two communities.

What You'll Do

As our Multi-Site Service Manager, you'll bring the LUMA Playbook to life by:

• Leading Maintenance Operations: Direct and coordinate daily maintenance activities across The Barton and The Bowen on Henderson, ensuring both communities receive exceptional service and attention.
• Developing & Directing Your Team: Lead, train, coach, and hold maintenance team members accountable for quality workmanship, productivity, timely completion of assignments, and professional service.
• Managing Service Requests: Prioritize, assign, track, and ensure timely completion of resident work orders while maintaining clear communication and accurate documentation.
• Overseeing Make-Readies: Coordinate apartment turns, repairs, inspections, and scheduling to ensure vacant homes are move-in ready according to company standards.
• Protecting Our Communities: Implement preventative maintenance programs, conduct routine inspections, and proactively address maintenance needs to preserve the physical assets of both properties.
• Troubleshooting & Repairing: Provide hands-on technical expertise in HVAC, plumbing, electrical, appliance repairs, and general building maintenance when needed.
• Maintaining Community Amenities: Oversee the maintenance and safe operation of pools, common areas, building systems, equipment, and other property amenities as applicable.
• Managing Inventory & Expenses: Monitor maintenance supplies, coordinate vendor services, manage expenses, and identify cost-effective solutions without compromising quality.
• Staying Organized & Accountable: Manage maintenance schedules, track work order performance, monitor make-ready progress, and complete required reports.
• Leveraging Elise AI & Technology: Utilize Elise AI, property management software, digital work order systems, and other technology to improve maintenance coordination, efficiency, communication, and resident service.
• Responding When Needed: Participate in the required on-call rotation and coordinate timely responses to after-hours maintenance emergencies.

Who You Are

You're an experienced, hands-on maintenance professional with strong leadership skills, exceptional organizational abilities, and a passion for maintaining outstanding apartment communities.

You understand how to balance competing priorities, direct a maintenance team, and keep operations running efficiently across multiple properties.
Preferred Qualifications

• Previous multi-site apartment maintenance management experience.
• Certified Pool Operator (CPO) certification.
• Experience using Yardi property management software or comparable maintenance management systems.
• Experience maintaining upscale or luxury multifamily apartment communities.
• Bilingual communication skills in English and Spanish.

Required Qualifications
Technical Skills & Certifications

• Prior hands-on multifamily apartment maintenance experience, including demonstrated maintenance leadership or supervisory responsibilities.
• Current EPA Certification and strong working knowledge of HVAC systems, troubleshooting, and repairs.
• Strong technical skills in plumbing, electrical, appliance repair, carpentry, preventative maintenance, and general building systems.
• Experience coordinating apartment make-readies, managing unit turns, and ensuring quality standards are consistently met.
• Ability to diagnose maintenance problems, recommend effective solutions, and complete repairs efficiently.
• Must possess and maintain the personal tools necessary to perform maintenance duties.

Leadership & Organization

• Strong Leadership Skills: Proven ability to lead, direct, train, motivate, and hold maintenance team members accountable.
• Exceptional Organizational Skills: Must be highly organized, detail-oriented, and capable of managing maintenance operations, work orders, make-readies, and preventative maintenance schedules across two communities.
• Multi-Site Coordination: Ability to prioritize competing needs, delegate responsibilities effectively, and ensure both communities operate efficiently.
• Problem-Solving & Accountability: Strong decision-making skills, initiative, and ability to address maintenance challenges proactively.
• Time Management: Ability to manage multiple priorities, meet deadlines, and maintain company standards.

Technology & Administrative Responsibilities

• Elise AI Experience: Must have working knowledge of Elise AI and the ability to utilize the platform effectively for maintenance-related communication, coordination, and operational efficiency.
• Experience with property management software, digital work order systems, mobile applications, and electronic maintenance reporting.
• Ability to accurately track work orders, maintenance activities, inspections, and make-ready progress.
• Must be comfortable learning and utilizing new technology to improve team productivity and resident service.

Transportation & Availability

• Must possess a valid driver's license, maintain current automobile insurance, and have reliable transportation.
• Must be able to travel regularly between The Barton and The Bowen on Henderson.
• Must participate in the required on-call rotation and respond promptly to after-hours maintenance emergencies.
• Must be able to meet company emergency response expectations.
