Assistant Property Manager – The Reserve NYC | East Harlem, New York Join our team at The Reserve NYC, a premier class A coliving and furnished apartment community in the heart of East Harlem. We're looking for a dedicated and detail-oriented Assistant Property Manager with a strong focus on collections and resident customer service to help ensure a best-in-class living experience and financial performance for our community. Description The Assistant Property Manager plays a vital support role in the day-to-day operations of The Reserve NYC. This position is primarily focused on two key areas: rent collections and resident relations. The ideal candidate is organized, empathetic, and solutions-oriented - someone who can confidently navigate collections conversations while maintaining positive relationships with residents. This person will work closely with the Property Manager and serve as a key point of contact for residents, handling inquiries, resolving concerns, and ensuring timely payment of rent and fees. As a full-time Assistant Property Manager, you are expected to work a minimum of 40 hours per week. Day-to-day responsibilities may vary but generally include the following: Lead all collections efforts, including monitoring delinquency reports, issuing late notices, initiating payment plans, and coordinating with legal counsel on eviction proceedings when necessary. Serve as the primary point of contact for resident concerns, complaints, and service requests, ensuring all issues are addressed promptly and professionally. Process rent payments and maintain accurate records in property management software; reconcile accounts and follow up on outstanding balances daily. Communicate proactively with delinquent residents to resolve past-due balances while preserving the resident relationship wherever possible. Assist with lease renewals, including preparing renewal offers, following up with residents, and processing executed documents. Coordinate with maintenance and vendors to ensure timely resolution of work orders and keep residents informed of progress. Respond to all resident emails, calls, and in-person inquiries in a timely and courteous manner. Conduct move-in and move-out inspections; document conditions and process security deposit dispositions in accordance with local law. Maintain organized and up-to-date resident files, lease records, and correspondence logs. Assist with preparing variance reports, delinquency summaries, and weekly operating updates for property leadership. Support leasing team as needed, including conducting tours and processing applications. Enforce community rules and lease terms consistently and fairly across the resident base. Your Qualifications 2+ years of experience in property management, with direct exposure to collections, accounts receivable, or resident relations strongly preferred. Familiarity with New York residential tenancy law, including non-payment proceedings and eviction processes, is a plus. Strong interpersonal and communication skills; ability to handle difficult conversations with professionalism and empathy. Proficient in property management software (e.g., Yardi, RealPage, AppFolio, or similar) and Microsoft Office Suite. Highly organized and detail-oriented with strong follow-through on tasks and deadlines. Experience with coliving, furnished apartments, or flexible housing models is a plus. Ability to work independently and as part of a collaborative team. Bilingual skills are a plus given our diverse resident community.
