Maintenance Supervisor

Maintenance Supervisor supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, electrical, plumbing, ventilation, structures, utility systems, buildings, and grounds.

Essential Responsibilities

• Develops, implements, and evaluates maintenance policies and procedures.
• Participates in budget preparation and administration, coordinating purchasing and monitoring departmental expenditures.
• Requisitions materials and supplies, such as tools, equipment, or replacement parts.
• Interprets specifications, blueprints, or job orders to construct templates and lay out reference points for workers.
• Recommends or initiates personnel actions, such as hires, promotions, transfers, discharges, or disciplinary measures.
• Reviews, evaluates, accepts, and coordinates completion of work bid from contractors.
• Compiles operational or personnel records, such as time and production records, inventory data, repair or maintenance statistics, or test results.
• Inspects, tests, and measures completed work, using devices such as hand tools or gauges to verify conformance to standards or repair requirements.
• Prepares estimates and actual costs of major and minor projects including factors such as materials, labor, and/or outside contractors.
• Examines objects, systems, or facilities and analyzes information to determine needed installations, services, or repairs.
• Monitors tool and part inventories and the condition and maintenance of shops to ensure safe working conditions.
• Performs skilled repair or maintenance operations, using equipment such as hand or power tools, hydraulic presses, shears, or welding equipment.
• Develops or implements electronic maintenance programs or computer information management systems.
• Meets with vendors or suppliers to discuss products used in repair work.
• Designs equipment configurations to meet personnel needs.
• Coordinates inspections for all move-ins:
• Utilizes "theory of left" while inspecting final make-ready units.
• Communicates any areas of opportunity or action items to technician prior to new resident move-in.
• Coordinates inspections for all move-outs:
• Takes photos and notes all damages.
• Works closely with Property Manager to ensure accurate billing, deposit accounting, invoice collection, etc.
• Ensures that all service tickets are closed out in a timely manner and that overall service ticket count is acceptable.
• Manages coordination and ensures timely completion of preventative maintenance programs for each building.
• Investigates accidents or injuries and prepare reports of findings.
• Experience bidding jobs and managing budgets.
• Must maintain a valid driver's license.
• Intermediate knowledge of HVAC, electrical, and plumbing systems.
• Ability to operate various hand and power tools.
• Must be able to provide proof of eligibility to work in the U.S.

Supervisory Responsibilities

• Monitors employees' work levels and review work performance.
• Determines schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment, and skill of personnel.
• Conducts or arranges for worker training in safety, repair, or maintenance techniques, operational procedures, or equipment use.
• Works with internal stakeholders such as management, engineering, and quality control to coordinate work activities with residents, resolve employee issues, or identify and review resource needs.
• Counsels' employees about work-related issues and assists employees with job-skill deficiencies.
• Inspects and monitors work areas, examines tools and equipment, and provides employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.

Knowledge, Skills, and Abilities

• • Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
  • Ability to effectively present information and respond to questions from groups of managers, residents, the general public, and regulatory agencies.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions.
  • Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages.
  • Intermediate computer and software skills (MS Office and ticketing systems).
  • Ability to appropriately prioritize and manage multiple requests at once.
  • Organized, detailed, & reliable approach to duties and communication.
  • Consistently displays professional, collaborative, and responsive approach to customer service and interactions with colleagues.
  • Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.

Qualifications & Competencies

• • High School Diploma or equivalent
  • 2 4 years' supervisory experience with relevant industry experience
  • Experience bidding jobs and managing budgets

Preferred Qualifications, Knowledge, Skills, and Abilities

• Experience in related trade school program

Preferred Certifications and Licenses

Certified EPA CAMT certification EPA refrigerant certification CPO maintenance certification OSHA certification

Work Environment

Duties are conducted indoors in environmentally controlled conditions, and outdoors in many weather conditions. The schedule is full time and working hours are primarily during normal business hours with occasional weekend and evening work required.

Compensation

• • Estimated Starting Annual Salary: $78,000.
  • Exact starting salary is determined by merit; seniority; geographic location; education, training, and/or experience related to job duties and responsibilities.
  • FLSA Status: Exempt, Not eligible for overtime
  • Eligible for Participation Annual Discretionary Bonus
