Maintenance SupervisorUnder the direction of the Maintenance Manager, the Maintenance Supervisor oversees and coordinates activities of all workers engaged in maintaining and repairing equipment and physical structures of buildings and grounds.This list of duties and responsibilities is not all-inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.Supervises workers engaged in the following activities: painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows.Machines/Tools routine maintenance and repairsassisting other departments as requested, including moving furniture and unloading and storing supplies.Requisitions tools, equipment, and supplies.Inspects completed work for conformance to blueprints, specifications, and standards.Studies production schedules and estimates worker hour requirements for completion of job assignment.Interprets company policies to workers and enforces safety regulations.Establishes or adjusts work procedures to meet production schedules.Suggests changes in working conditions and use of equipment to increase efficiency of work crew.Analyzes and resolves work problems, or assists workers in solving work problems.Initiates or suggests plans to motivate workers to achieve work goals.Maintains time and production records.Confers with other supervisors to coordinate activities of individual departments.Performs maintenance activities as neededTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.Education and/or ExperienceHigh School diploma or equivalent required.Associates' degree in machine maintenance and repair or equivalent preferredFive years prior experience in installation, maintenance, and the repair of machines and equipment requiredOther SkillsAbility to work in a team-centered atmosphere and select and train new employees.Ability to effectively coach, monitor, and discipline employees.Ability to initiate, coordinate, and enforce operational and personnel policies and procedures.Language SkillsAn individual must be able to effectively resolve maintenance problems by often discussing matters with management and quality control personnel. Ability to use effective communication skills with all maintenance staff for the overall operation of the department.Reasoning AbilityAbility to apply common sense understanding to carry out instructions in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations.Physical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
