To learn more, visit Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized Unit Count: 330 Schedule: Monday-Friday Requirements: 3-5 years of Maintenance Supervisor experience (Boiler and fire system knowledge and experience) Housing Discount: This position is eligible for a 40% housing discount Responsibilities Assists and completes work orders generated from resident requests for service, performs routine upkeep, diagnoses defects, and completes repairs in accordance with policies, safety standards, and code requirements. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, punch list creation, scheduling vendors, obtaining supplies, completing tasks, and inspecting work. Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, market-ready interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other areas to reflect Greystar standards. Periodically inspects work by service team members to assess policy effectiveness and develop corrective action plans as needed. Periodically inspects work by contractors, vendors, and service providers to verify quality and compliance with scope and specifications. Maintains adequate inventory of spare parts and materials; collaborates with Community Manager to order supplies within budget guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repairs, maintenance, and capital projects. Supports cost-cutting and expense control by repairing rather than replacing parts when possible and using tools and materials efficiently. Conducts regular safety meetings, ensures MSDS sheets are current, and stays up-to-date on OSHA and safety requirements to ensure compliance. Demonstrates customer service by treating residents with respect, answering questions, addressing complaints promptly, and handling assigned work orders with efficiency. BASIC KNOWLEDGE & QUALIFICATIONS High school diploma, GED, or related experience and training. Experience in property management maintenance, other building maintenance, or related trade. Ability to provide own hand tools (unless prohibited by State law) and be skilled in safe use of hand tools, power tools, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication to interact with residents, clients, and team members; respond courteously to questions and resolve problems calmly. Ability to read, write, and communicate effectively to represent company management and assist internal and external contacts; understand department policies. Proficiency in internet, word processing, spreadsheets, and database programs; property management system experience preferred. Mathematical skills to perform basic arithmetic for financial, administrative, and legal documents. SPECIALIZED SKILLS EPA certifications Type I and II or Universal if working on sealed HVAC systems. All certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. TRAVEL / PHYSICAL DEMANDS Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Lift up to 25 pounds independently and up to 50 pounds with assistance. Local travel may be required for meetings, training, or other duties. Flexible schedule including on-call evenings, weekends, and holidays. #LI-LA1 Compensation The hourly pay range for this position is $32.00 - $34.00/hr (Los Angeles, CA) Additional Compensation Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions : In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions : In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
