## Maintenance TechnicianFull-Time Maintenance Technician**Duties and Responsibilities:**1 - Assists in monitoring, coordinating or completing maintenance duties to ensure the community is always in a clean, orderly, safe and attractive condition.2 - Reacts and takes the lead in emergency repairs of any kind regarding equipment breakdown, seeks methods for completing repairs and accomplishes same within maintenance tech's technical capabilities.3 - Assists and follows through on aesthetic improvement plans both inside and outside the building that includes but no limited to painting, including touch-up painting, staining woodwork, drywall repairs and minor building repairs.4 - Assists with moving furniture in rooms as well as moving residents as deemed necessary.5 - Provides hands on repairs on an as needed basis to ensure a pro-active approach to all maintenance activities.6 - Responsible for always wearing clean and appropriate dress per established dress code policy.7 - Coordinates contracted services and monitors all maintenance functions to ensure adherence to schedule and quality are in the best interest of the community in the absence of the director maintenance.8 - Performs daily walk-arounds both inside and outside of the community.9 - Responsible for being considered essential personnel during emergencies and/or inclement weather and is required to report or remain at community until released by supervisor.10 - Responsible for always maintaining a positive attitude, working safely, and being respectful and showing empathy towards residents.11 - May be required to drive a company van and bus, and to transport residents to appointments.12 - All other duties as assigned.## Qualifications**Qualifications:**To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.**Math Ability:**Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance.**Reasoning Ability:**Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.**Education/Experience:**High school diploma or general education degree (GED); or one to two years related experience and/or training; or equivalent combination of education and experience.**Physical Demands:**The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
