Kappa Delta Sorority Job Description CHAPTER HOUSING Title: Senior Housing Manager Supervisor: Chief Housing Officer Status: Full-time Exempt Location: Remote or Memphis, TN (Candidates in proximity to Memphis are required to work onsite, 4 days a week). This role requires approximately 25% travel. Position Summary The Senior Housing Manager provides senior-level leadership and oversight for Kappa Delta chapter housing, with a strong focus on capital construction projects, permitting, and government and regulatory compliance. This role leads asset transactions, capital projects, and facility renovations for facilities managed by National Kappa Delta, and supports projects managed by local volunteers. The Senior Housing Manager also serves as a key relationship manager, building and maintaining strong working relationships with headquarters staff, volunteers, collegians, contractors, municipal officials, and house corporations to ensure Kappa Delta facilities remain safe, code-compliant, and competitive at the local level. This role requires travel of approximately 25% to visit chapter facilities, oversee construction and permitting activities, meet with staff and volunteers, and attend conferences and training. The Senior Housing Manager reports to the Chief Housing Officer . By leading capital projects from planning through completion and serving as the trusted point of contact for local and national stakeholders, this position directly protects Kappa Delta's real estate investments, reduces organizational risk, and helps chapters offer housing experiences that support recruitment, retention, and the overall member experience. Essential Functions Construction, Capital Projects & Facility Development (30%)
- Plan, organize, execute, and monitor assigned housing capital projects and new construction, from initial scope through completion.
- Manage asset transactions, facility updates, renovations, refurbishments, and new construction for facilities managed by National Kappa Delta, and support projects managed by local volunteers.
- Develop and control project deadlines, work plans, budgets, and activities related to assigned capital projects.
- Manage general contractors, architects, engineers, and other construction vendors to ensure projects meet quality, budget, and timeline standards.
- Assess the performance of assigned chapter facilities and aim to maximize ROI on capital investment.
- Coordinate cross-project activities with staff and volunteer stakeholders at the national and local levels.
- Manage the permitting process for construction and renovation projects, including coordination with local building departments, zoning boards, fire marshals, and other regulatory authorities.
- Monitor and ensure compliance with applicable building codes, life safety codes, ADA requirements, and local, state, and federal housing regulations.
- Maintain documentation of permits, inspections, certificates of occupancy, and other compliance records for facilities managed by National Kappa Delta.
- Serve as the organization's point of contact for government and regulatory inquiries related to chapter housing.
- Advise the Chief Housing Officer on regulatory risk and compliance requirements affecting capital projects.
- Serve as the primary relationship manager for contractors, architects, municipal officials, landlords, property managers, and other local vendors and contacts.
- Build and maintain strong working relationships with house corporations, local volunteers, and chapter leadership to support successful project execution.
- Coordinate the support and needs of national stakeholders, including the division NLT, collegiate experience, marketing and communications, housing resource specialists, and other volunteers.
- Maintain current, transparent communication about project status and future needs for local and national stakeholders.
- Represent Kappa Delta in a professional and collaborative manner in dealings with external partners and government agencies.
- Support designated facilities managed by National Kappa Delta.
- Serve on National Leadership Team division team(s) as assigned.
- Evaluate the effectiveness of Kappa Delta housing support models and make periodic recommendations to the Chief Housing Officer.
- Provide management reports to the Chief Housing Officer.
- Oversee relationships with vendors, as assigned, and ensure vendors meet or exceed established Kappa Delta standards for responsiveness, service, and oversight.
- Establish standards for facility projects and develop and maintain metrics to monitor facilities according to those standards.
- Develop and document standard processes and procedures to effectively operate chapter facilities.
- Observe best practices to ensure facilities managed by National Kappa Delta are financially stable and fiscally responsible.
- Serve as a resource for financial questions and best practices for designated projects.
- Provide support to the chapter budget process with current housing financial information.
- Develop training for housing that supports a positive, forward-thinking, member-focused experience in Kappa Delta chapter houses.
- Plan, implement, and evaluate chapter housing programs and services.
- Develop training and resources to assist volunteers and staff in supporting and managing facilities, including construction, permitting, and compliance topics.
- Assist in training and building curriculum for national training events such as Convention.
- Coordinate and develop intentional communication for local and national stakeholders.
- Produce and review chapter housing communications materials, including manuals, resources, newsletters, presentations, and other written and visual communication.
- Supervise assigned support staff and participate in the development of strategies for working with staff at facilities managed by National Kappa Delta.
- Operating with significant autonomy and exercising independent judgment on complex, cross-functional projects
- Owning outcomes for capital projects, budgets, and vendor relationships, with accountability to the Chief Housing Officer
- Serving as the primary relationship manager and point of escalation for chapters, house corporations, contractors, and government agencies
- Applying deep functional expertise in construction, permitting, and regulatory compliance to guide project decisions
- Mentoring and providing direction to supervised staff and cross-functional project teams
- Identifying organizational risk and recommending strategic solutions to senior leadership
- Typically requires 8 or more years of relevant experience in project management, real estate, construction, or nonprofit facilities management
- Bachelor's or master's degree strongly preferred
- 8 or more years of experience in project management, construction, real estate, or nonprofit facility management
- Demonstrated experience managing construction projects, permitting processes, and government or regulatory compliance
- Knowledge of project management, real estate, construction planning and oversight, and property management
- Knowledge of the Higher Education housing market and needs of college students
- Strong relationship management skills, with proven ability to build and maintain positive working relationships with vendors, contractors, government officials, and volunteers
- Proficiency with computers for word processing, financial management, database management, property management, e-mail, and internet
- Excellent written and oral communication skills
- Ability to manage multiple complex projects, take initiative, and meet deadlines
- Ability to travel approximately 25% of the time
- Prior experience working or volunteering for a fraternal organization is a plus
- Membership in Kappa Delta Sorority is a plus
- Must be able to operate a computer and navigate applications with a smart phone, computer, and/or tablet.
- Position may require prolonged periods of sitting, as well as walking chapter facilities and construction sites.
- Travel of approximately 25% is required, including visits to chapter facilities and construction sites.
- Must be able to use hands and arms for repetitive movement such as movement of wrists, hands, and fingers while typing.
