Operations Manager

The Operations Manager will possess the knowledge, skill, and/or ability in the following areas essential to perform the functions of the position. Bachelor’s degree from an accredited college or university or 10 years’ related experience and/or training; or equivalent combination of education and/or experience. Knowledge of construction, design, finance and management plus thorough understanding of corporate and industry practices, standards and procedures required, Ability to read, analyze and interpret general business and technical documents, cost reports, legal and regulatory documents and plans, drawings, specifications, and scope of work. Ability to respond to common inquiries or complaints from customers and regulatory agencies. Ability to effectively communicate with all levels of field management, craftsmen, and customers. Ability to calculate mathematical figures such as addition, subtraction, multiplication, and division Ability to apply concepts such as fractions, percentages, and proportions to practical situations Intermediate proficiency in Microsoft Office applications, including Word, Outlook, and Excel Excellent organizational and time management abilities Ability to work effectively in group settings Ability to manage multiple priorities and tasks simultaneously Ability to be proactive, self-motivated, and able to work independently as needed Ability to solve practical problems and deal with a variety of variables Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form Regularly required to listen and communicate clearly Frequently required to employ visual acuity and dexterity in the regular use of computers and other related equipment Occasionally required to handle average objects up to 50 pounds Work performed on jobsites with moderate work in the office. Reports to the VP of Operations. In some instances, the Operations Manager may report to more than one VP of Operations based on project location, work type, and company needs. Works and coordinates with the General Superintendent and other Operations Managers to coordinate people, equipment and material needs across the company. The Operations Manager works with the General Superintendent and together they share overall responsibility for the company’s work on their assigned projects. They must maintain a close working relationship with the Project Team and practice prompt decision making with the General Superintendent to guide projects to successful conclusions. The Operations Manager acts as a mentor for the Senior Project Managers, Project Managers and Assistant Project Managers/Project Engineers, becoming involved in critical project issues whenever necessary. Provide leadership and field operations oversite for all efforts of the company in the assigned Operational Unit. Establish objectives, policies, and performance standards for all construction projects consistent with company policies and as established by the VP of Operations. Develop, direct, and monitor short-term and long-range strategies for field operations consistent with overall objectives of the Company. Participate in the hiring, coordination, appraisals, discipline, and assignment of both salaried and hourly field coworkers with approval by the VP of Operations and in conjunction with Human Resources. Provide leadership and direction to all Project Managers, Project Teams, and other supervisory personnel for construction projects. Mentor and train project teams as needed. Monitor schedules, costs, and contractual commitments for all construction projects. Actively manage and resolve and cost, productivity or schedule issues in conjunction with the Project Manager and the Project Team. Monitor project controls and documentation (daily, weekly & monthly reports, RFI’s, OCO, PCO, field orders, minutes and correspondence). Establish new controls and guidelines when required. Oversee Project Managers in working with the financial aspects of contracts, including change orders, applications for payment, collection of Owner/Client Payments, subcontractor and supplier payments, equipment rentals, back charges, etc. as required. Assist the Estimating Department with estimates when requested. Participate in budgeting and contract negotiations related to projects when requested by the estimating, pre-construction, or procurement departments. Participate in Estimating Handoff and Operations Kickoff meetings for projects assigned to you. Ensure an adequate subcontractor/vendor procurement strategy is in place for awarded projects and participate in procurement meetings as required. Read Owner/Client contracts and be familiar with the requirements and any “trip wire” issues. Maintain effective communications with the client, architect, engineers, and contractors. Represent the company in job related matters relating to owners, designers, public officials, and other involved parties as required. Along with the Regional Safety Managers and Corporate Safety Director, ensure project safety is carried out in accordance with current corporate guidelines. Participate in Monthly Cost Report Meetings for projects. Ensure an adequate project close-out plan is in place for each project. Participate in a post-project evaluation to carry “lessons learned” to future projects. Perform additional assignments as directed by the VP of Operations.
