Communicates and coordinates necessary tasks to accomplish repairs and alterations to buildings and equipment systems. Performs general maintenance work (light, electrical, painting, carpentry, etc.). Demonstrates excellent mechanical skills. Understands HVAC and may operate and/or maintain equipment. Replenishes and maintains supply levels in work areas. Ensures tools, work areas, and equipment are clean, in proper working order, and properly stored. Assures the Community environment and all equipment are properly maintained for resident comfort and convenience. Maintains and repairs assigned equipment, reporting any hazardous conditions. Routinely replaces light bulbs, exit lights, room call lights, etc. Conducts daily inspections of buildings, grounds, and equipment to determine necessary maintenance and repairs. Assures other team members follow established safety practices (OSHA). Maintains the general appearance of the building, including assisting and cleaning up after events and scheduled shifts. Maintains a preventative maintenance log on all mechanical systems. Establishes and manages a preventative maintenance schedule. Maintains an effective work‑order system procedure. Participates in in‑service training. Maintains confidentiality of all pertinent Resident care information. Submits invoices and spend‑down reports weekly to Environmental Services Director. Performs other duties as required. Maintains a clean and orderly laundry room and stores chemicals as instructed. Ensures all safety rules and regulations are followed at all times. Promotes all safety policies and procedures when performing maintenance service. Performs Resident Emergency Call System checks in Resident units when requested. Reports on‑job injuries to Environmental Services Director within the same shift. Communicates effectively with Environmental Services Director and other team members. Qualifications High School Diploma. Knowledgeable in maintenance and housekeeping policies and procedures, as well as laws, regulations, and guidelines governing maintenance functions in the Community. Understands proper handling of biohazardous waste. Demonstrates competency in performance of duties through sound judgment and reporting of unusual problems/conditions to the Environmental Services Director. Valid Driver’s License, preferably a Commercial Driver’s License. Able to read and comprehend instructions, correspondence, and memos. Able to effectively write simple correspondence. Basic familiarity with computers. Able to effectively present information in one‑on‑one and small group situations to customers, clients, and other team members. Physically able to bend and reach.
