Service Manager

Overview As a Service Manager , you ensure the comfort and safety of residents. You lead a dedicated team responsible for maintaining the safety and cleanliness of the building, addressing resident requests, and overseeing plumbing and electrical maintenance. You are a hands-on problem solver and a leader in maintaining and improving our properties. Qualifications HVAC certification Experience as an HVAC Service Manager or in a similar role Strong knowledge of HVAC systems, components, and controls Leadership and team management skills with a focus on collaboration Excellent problem-solving and decision-making abilities Budgeting and cost control knowledge Practical communication skills for interactions with team members, vendors, and residents Active Driver's license and reliable transportation Familiarity with property management operations is a plus Ability to stand, walk, and move around the property for up to 8 hours daily Lifting/carrying objects up to 50 pounds regularly and up to 75 pounds with assistance Ability to perform repetitive movements, climb ladders, and work in confined spaces or at heights Adequate vision and hearing (with or without corrective aids) to inspect equipment and communicate effectively Capability to work outdoors in various weather conditions and around dust, fumes, and loud noises What you will do as a Service Manager Provide excellent service to residents and lead by example Develop and manage cost-saving initiatives and budgets Respond to resident requests within 24 hours Plan and manage maintenance team hours, focus, and on-call schedule Mentor and coach team members Prepare vacant apartments for move-ins with quality repairs and replacements Perform a range of tasks including painting, electrical work, HVAC, and pool maintenance Keep grounds pristine, address emergencies promptly, and identify property hazards Manage relationships with service providers, vendors, and supplies Maintain a well-stocked maintenance shop and control expenses Support loss prevention and manage operating expenses Streamline purchasing through Appfolio and ensure cost-effective acquisitions Lead from the front, performing technician and groundskeeper duties as needed Efficiently schedule vacancies for 5-day turns Assign service requests to qualified personnel for timely completion Attend required meetings and manage security deposit dispositions #J-18808-Ljbffr
