Roving Maintenance Specialist - Orlando, FL

POSITION SUMMARY:

The Roving Maintenance Specialist provides hands-on maintenance and physical asset support to properties requiring stabilization, temporary coverage, transition support, inspection readiness, performance improvement, or other business-critical assistance.

This position assesses maintenance and physical property needs, executes established action plans, completes priority maintenance work, and partners with onsite and regional teams to improve property conditions and restore sustainable maintenance operations. Assignments may include addressing service request and unit-turn backlogs, supporting preventive maintenance programs, preparing properties for inspections, providing temporary coverage for critical maintenance vacancies, assisting with property transitions or acquisitions, and addressing other identified physical asset needs.

The Roving Maintenance Specialist is expected to possess strong technical maintenance knowledge and the ability to independently perform a broad range of multifamily maintenance functions. The position also provides functional leadership, training, coaching, and work coordination to onsite maintenance employees while assigned to a property.

ESSENTIAL FUNCTIONS :

  1. Assess assigned properties to identify maintenance deficiencies, physical asset concerns, immediate priorities, outstanding work, and opportunities for improvement.
  2. Execute property-specific maintenance action plans designed to improve property condition, maintenance operations, unit readiness, service request performance, preventive maintenance, safety, and overall physical appearance.
  3. Perform hands-on maintenance work as necessary to accomplish assignment objectives, including service requests, vacant unit turns, preventive and corrective maintenance, and other property maintenance functions within the employee's training and qualifications.
  4. Provide temporary maintenance coverage in the absence of critical onsite maintenance staff and perform essential Maintenance Technician, Lead Maintenance Technician, or similar maintenance functions as needed during the assignment.
  5. Assist with and complete vacant unit turnovers to support established property readiness and occupancy goals.
  6. Troubleshoot, repair, and maintain building systems, fixtures, appliances, and equipment within the employee's training, certification, and authorized scope of work, which may include plumbing, electrical, appliances, HVAC, carpentry, locks, and other general property maintenance.
  7. Complete and monitor service requests, ensuring work is performed timely, accurately, safely, and in accordance with company standards.
  8. Support and evaluate preventive maintenance programs and assist onsite teams in establishing sustainable preventive maintenance practices.
  9. Conduct regular inspections of units, buildings, grounds, common areas, maintenance shops, equipment, building systems, and other physical property components to identify deficiencies and needed corrective action.
  10. Support preparation for internal and external physical inspections, including state, HUD, lender, regulatory, and other applicable inspections.
  11. Assist with comprehensive unit inspections, work-order sweeps, corrective action, and physical property assessments associated with newly acquired, transitioning, or otherwise assigned properties.
  12. Support the establishment and organization of maintenance operations at newly acquired or transitioning properties, including maintenance shop setup, inventory, tools, equipment, safety materials, preventive maintenance processes, and other operational requirements.
  13. Maintain appropriate maintenance inventory levels and assist with procurement of supplies, materials, tools, and equipment in accordance with established approval and purchasing procedures.
  14. Obtain bids and coordinate maintenance work and services with vendors and contractors as appropriate to the assignment and within established approval requirements.
  15. Monitor vendor and contractor work to help ensure quality, timely completion, appropriate documentation, and adherence to established scope and company expectations.
  16. Support property emergency response and participate in on-call responsibilities as required by the assignment. Respond to maintenance and property emergencies in accordance with company policies and established response procedures.
  17. Maintain knowledge of and comply with applicable safety procedures, emergency protocols, OSHA requirements, hazardous-material handling requirements, building codes, and other federal, state, and local requirements applicable to assigned work.
  18. Identify and promptly communicate safety concerns, significant property deficiencies, capital needs, recurring maintenance issues, and other physical asset concerns requiring leadership attention.
  19. Provide functional leadership, training, coaching, and hands-on support to onsite maintenance employees regarding maintenance procedures, preventive maintenance, safety, work-order management, unit turns, company systems, and operational expectations.
  20. Assist onsite maintenance teams in prioritizing and coordinating work associated with assignment objectives and monitor progress toward completion.
  21. Utilize company-provided technology and systems to document work orders, inspections, turns, preventive maintenance activities, property conditions, and other required maintenance activity accurately and timely.
  22. Collaborate closely with the Roving Operations Specialist, onsite teams, Regional Managers, maintenance leadership, Property Management leadership, and other cross-functional partners to address property needs and accomplish assignment objectives.
  23. Monitor assignment progress and provide timely and accurate updates regarding completed work, outstanding priorities, property conditions, risks, barriers, and recommended next steps to the Lead Property Operations Specialist and/or appropriate property leadership.
  24. Identify and communicate maintenance and physical asset improvement opportunities beyond the initial scope of the assignment.
  25. Maintain flexibility to transition between properties and assignments based on changing business and portfolio needs.
  26. Maintain professional conduct, communication, appearance, and appropriate interactions with residents, employees, vendors, and business partners.
  27. Perform additional duties and special projects as assigned.

QUALIFICATIONS : (Knowledge, Skills, Abilities, Education, Training and Experience.)

  1. Education and/or experience:
    • Full-time maintenance experience, minimum of 3-5 years
    • Special Boiler Operator License, when required.
    • Required local certification ( ie boiler operator license, certified pool operator)
    • High school diploma required, and/or CRMT (Certified Residential Maintenance Technician) preferred.
    • Universal Freon Recovery Certification (EPA 608)
    • Valid driver’s license, ability to drive and insurance required.
    • Ability to use hand and power tools.
    • General knowledge of all building codes and laws applicable to the community (Freon recovery, electrical, plumbing, swimming pools, etc.).
  2. Language Skills:
    • Ability to communicate in English clearly with the others orally and in writing.
    • Ability to effectively present information in one-on-one and group situations to customers, clients and other employees.
  3. Computer Skills: Microsoft Office / Yardi preferred.
  4. Reasoning Ability:
    • Common sense and good judgment in day-to-day matters.
    • Ability to troubleshoot quickly and produce performance-based results.
