Reporting to the President / Chief Operating Officer, you will lead accounting operations and financial reporting across a portfolio of co-op, condominium, and multi-family properties throughout the New York area.This role combines hands-on oversight of portfolio accounting with financial leadership, staff management, and direct engagement with boards and property management teams. You will take ownership of financial reporting, budgeting, and accounting controls while developing the team and improving processes to support continued growth.Key ResponsibilitiesLead portfolio-wide financial activities, including budgeting, forecasting, financial reporting, and cash flow managementOversee monthly closing activities and the preparation of accurate financial statements and reporting packages for property managers and boardsReview and approve journal entries, bank reconciliations, and closed-period audit trails to maintain accuracy across the portfolioManage core accounting operations, including accounts payable, accounts receivable, payroll, and general ledger maintenanceLead and mentor accounting staff, setting clear priorities, consistent workflows, and performance standardsProvide financial analysis to support acquisitions, new business opportunities, and portfolio expansionWork closely with property managers to prepare annual budgets, assess reserve contributions, and ensure budgets are accurately entered into management softwareEnsure maintenance increases, common charges, and special assessments are correctly calculated and appliedOversee unit-specific chargebacks, including approval checks, posting to owner accounts, and monitoring collectionsManage loan administration, including payments, amortization schedules, loan-funded assessments, early repayments, principal and interest allocations, and lender reporting requirementsOversee cash balances, bank relationships, CDs, and investment accounts, ensuring reconciliations are completed and discrepancies are resolved promptlyCoordinate annual audits and tax filings, acting as the main contact for external auditors and CPA firmsOversee annual Income & Expense reporting and ensure auditor adjustments are accurately reflected in the accountsMaintain internal controls and accounting policies to support compliance with GAAP, association bylaws, and regulatory requirementsWork directly with boards and treasurers on financial matters, budget planning, and reserve strategySupport the onboarding of new client properties, establishing accounting structures, system setup, and reporting schedulesQualificationsBachelor's degree in xhyhwjd Accounting, Finance, or a related field5–7 years of progressive accounting experience, including at least 3 years in a leadership or supervisory roleExperience in property management, co-op / condominium accounting, or real estate accountingFamiliarity with AICPA fund accounting methods is preferredExperience using property management accounting platforms such as MRI, AppFolio, or comparable systemsStrong understanding of month-end close, financial reporting, general ledger management, and account reconciliationsExperience overseeing budgets, audit coordination, internal controls, and regulatory complianceStrong Microsoft Office skills, particularly Excel and OutlookProven ability to lead, mentor, and develop accounting staffStrong attention to detail and the ability to manage deadlines across multiple propertiesClear communication skills and confidence working with boards, clients, property managers, and external financial partnersSound judgment, strong problem-solving skills, and a collaborative approachClick apply or reach out to Kenton Bell for more details.
