Project Manager

We are seeking an experienced Project Manager to oversee commercial construction projects from preconstruction through closeout. This role will be responsible for project financials, contracts, scheduling, quality, client communication, and overall project performance.

The ideal candidate has 5+ years of commercial construction project management experience, strong knowledge of construction processes and contracts, and the ability to lead project teams while building strong, long-term client relationships.

Responsibilities

• Manage commercial construction projects from preconstruction through completion and closeout
• Develop and maintain project budgets, schedules, bids, and financial controls
• Review project requirements and develop strategies around scheduling, constructability, labor, and project execution
• Prepare and negotiate client contracts and subcontract agreements
• Manage project support staff and provide ongoing coaching, direction, and development
• Maintain strong client relationships and ensure a high level of client satisfaction
• Respond to client RFPs and develop accurate, competitive, and timely budgets and bids
• Coordinate with Project Superintendents to develop and maintain project schedules
• Track project costs, purchase orders, subcontracts, change estimates, and change orders
• Manage RFIs, submittals, mock-ups, long-lead items, and other project documentation
• Conduct and coordinate weekly client meetings and ensure timely meeting minutes
• Ensure required notices, preliminary information, lien documentation, releases, and other project requirements are properly handled
• Monitor project quality, schedule, budget, and contractual obligations
• Read and interpret architectural and engineered plans and specifications
• Work closely with clients, subcontractors, vendors, consultants, and internal project teams
• Ensure projects are completed safely, on schedule, within budget, and to the required quality standards

Qualifications

• 5+ years of experience as a Project Manager or equivalent role in commercial construction
• Bachelor's degree in Construction Management, Business Administration, or a related field preferred; equivalent experience will be considered
• Strong ability to read and interpret architectural and engineered plans and specifications
• Broad understanding of commercial construction, including carpentry, mechanical, electrical, plumbing, and finishes
• Strong knowledge of construction accounting, budgets, financial reporting, contracts, subcontracts, lien processes, releases, notices, and invoicing
• Familiarity with AIA documents and commercial construction contract requirements
• Strong negotiation, communication, organizational, and leadership skills
• Proficiency with Microsoft Project, Excel, Word, Outlook, Adobe, Bluebeam, and construction/project management software
• Ability to manage multiple projects, priorities, and deadlines simultaneously
• LEED or similar accreditation is a plus
