Summary

We are seeking an experienced Project Manager to oversee Class A commercial office tenant improvement projects from preconstruction through closeout.

This role is ideal for a construction professional who understands the unique demands of high-end commercial interiors, including detailed design coordination, architectural finishes, MEP coordination, procurement, subcontractor management, scheduling, project financials, and client communication.

The ideal candidate will have a strong background managing Class A office tenant improvement projects, preferably within high-rise or sophisticated commercial office environments. Success in this role requires strong attention to detail, financial discipline, communication skills, and the ability to manage multiple stakeholders while maintaining project schedule, budget, quality, and client expectations.

Responsibilities

• Manage Class A commercial office tenant improvement projects from preconstruction through completion and closeout

• Develop and maintain project budgets, schedules, bids, and financial controls

• Lead preconstruction efforts including budgeting, scope review, constructability, value engineering, and procurement planning

• Review architectural and engineering drawings, specifications, finish schedules, and project requirements

• Coordinate closely with architects, designers, clients, consultants, subcontractors, and internal project teams

• Develop and maintain detailed project schedules in coordination with the Project Superintendent

• Manage project costs, purchase orders, subcontracts, change estimates, change orders, and financial reporting

• Prepare, negotiate, and administer client contracts and subcontract agreements

• Manage RFIs, submittals, mock-ups, material approvals, long-lead items, and other project documentation

• Coordinate architectural finishes and MEP trades throughout the project

• Conduct and coordinate regular client, design, and project meetings

• Maintain strong client relationships and provide consistent communication throughout the project

• Respond to client RFPs and develop accurate, competitive, and timely budgets and proposals

• Monitor project quality, schedule, budget, and contractual obligations

• Ensure required notices, lien documentation, releases, preliminary information, and other project requirements are properly handled

• Identify potential project issues and develop solutions before they impact schedule, budget, or client satisfaction

• Work closely with Superintendents to ensure projects are executed safely, efficiently, and according to plan

• Lead and develop Project Engineers, Assistant Project Managers, and other project support staff

• Ensure projects are completed on schedule, within budget, and to the highest quality standards

Qualifications

• 5+ years of Project Management experience in commercial office tenant improvement/interior construction

• Proven experience managing Class A commercial office projects

• High-rise commercial office tenant improvement experience strongly preferred

• Experience managing projects from preconstruction through closeout

• Strong understanding of commercial interiors, architectural finishes, MEP coordination, and subcontractor management

• Strong ability to read and interpret architectural and engineered plans and specifications

• Experience managing project budgets, schedules, contracts, subcontracts, change orders, and financial reporting

• Familiarity with AIA documents and commercial construction contract requirements

• Strong knowledge of construction accounting, invoicing, lien processes, releases, notices, and project documentation

• Experience coordinating with architects, designers, owners, consultants, subcontractors, and vendors

• Strong negotiation, communication, organizational, and leadership skills

• Ability to manage multiple projects, priorities, and deadlines simultaneously

• Proficiency with Microsoft Project, Excel, Word, Outlook, Adobe, Bluebeam, and construction/project management software

• Bachelor's degree in Construction Management, Business Administration, or a related field preferred; equivalent experience will be considered

• LEED accreditation or similar certification is a plus

Preferred Background

Candidates with experience at commercial interiors and Class A office contractors are strongly encouraged to apply.

Experience with firms specializing in sophisticated commercial office tenant improvement work is particularly relevant.

This position is not intended for candidates whose primary background is retail, hospitality, restaurant, tilt-up, multifamily, or similar commercial construction.
