Position Title : Property Manager

Take ownership of a large, complex commercial lease portfolio with the autonomy to actually run it. A growing real estate organization is seeking an experienced Property Manager to oversee a portfolio of approximately 250-300 commercial leases spanning retail locations and large distribution centers across multiple states. This role will manage the full lease lifecycle, landlord relationships, property expenses, facility needs, and portfolio reporting while partnering closely with Finance, Legal, Facilities, and Real Estate leadership.

The ideal candidate brings 5+ years of commercial property management, lease administration, or corporate real estate experience with a strong understanding of commercial lease terms, CAM, operating expenses, and landlord obligations. This is an excellent opportunity for someone who has managed a substantial commercial lease portfolio from the tenant/lessee side and knows how to stay organized across a high volume of leases, deadlines, and stakeholders.

Salary Range : $105,000 - $145,000 / Year, DOE

Responsibilities

• Manage a portfolio of approximately 250-300 commercial leases across retail locations, distribution centers, and other commercial properties
• Oversee lease administration including renewals, amendments, terminations, critical dates and ongoing contractual obligations
• Review commercial leases to ensure both the company and landlords are meeting applicable obligations
• Serve as a primary point of contact for landlords, property managers and vendors while coordinating maintenance, repairs, inspections and facility-related issues
• Review rent, CAM charges, taxes, operating expenses, and other property-related costs for accuracy
• Partner with Finance on budgets, invoices, reconciliations, portfolio reporting and cost-saving opportunities
• Maintain accurate lease and property information in Yardi while supporting new leases, relocations, expansions, acquisitions, and other real estate initiatives

Requirements

• 5+ years of experience in commercial property management, lease administration, corporate real estate, or a closely related field
• Strong hands-on experience managing commercial leases and a large lease portfolio
• Thorough understanding of lease terms, renewals, amendments, landlord obligations, CAM charges, and operating expenses
• Experience managing commercial real estate from the tenant/lessee perspective rather than solely managing individual properties on behalf of landlords
• Proficiency with Yardi
• Bachelor's degree
• Strong organizational, analytical, and communication skills with the ability to manage numerous leases, deadlines, and priorities simultaneously
