Maintenance Supervisor - Rio Point

Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and exterior buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. Job Responsibilities Assist and complete work orders generated from resident requests for service, diagnosing the source or cause of a defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining supplies and materials, completing maintenance tasks, and inspecting the work. Develop standards for cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to reflect high quality and company standards. Periodically inspect work performed by other service team members and contractors/vendors to verify compliance with quality standards, scope, and specifications. Maintain adequate inventory of spare parts and maintenance materials; work with the Community Manager to order supplies and tools within budgetary guidelines. Complete monthly preventative maintenance procedures as outlined in company manuals. Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and practicing correct use of tools and equipment. Conduct regularly scheduled safety meetings, ensure MSDS sheets are current, and stay up to date on OSHA and other safety laws and requirements. Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and completing work orders efficiently and urgently. Basic Knowledge & Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance or related trade. Must provide own hand tools unless prohibited by state law and be skilled in safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills for effective interaction with residents, clients, and team members. Ability to read, write, and communicate effectively, represent management in a support capacity, act as first point of contact for internal and external visitors, and answer queries related to department policies. Proficiency with internet, word processing, spreadsheet, and database programs to maintain records and provide information for management. Preferred experience with property management systems. Mathematical skills necessary for adding, subtracting, multiplying, and dividing numbers, decimals, and fractions for reviewing and completing financial, administrative, and legal documents. Specialized Skills EPA certifications Type I and II or Universal for sealed HVAC system testing, handling refrigerants, etc., if required. All required state and local certifications. Valid driver’s license to operate a golf cart on the property, if applicable. Travel / Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance. Local, routine travel may be required for meetings, training, or other duties. Flexible schedule including evening, weekend, and holiday calls. Compensation Hourly range: $32.00 – $34.00.
