The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Responsibilities Demonstrates customer service skills by treating residents and others with respect, answering questions from the team and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency. Projects a favorable image of the community to achieve property objectives and public recognition. Ensures consistency, follow‑up, and follow‑through in dealing with residents on all matters. Enforces policies of the community that are delegated by the Community Manager. Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Coordinates, schedules, and responds to resident/management requests and work orders. Ensures all repairs and replacements are necessary for community common areas and units. Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment. Inspects grounds, building, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns. Manages and orders maintenance supplies inventory while adhering to budget guidelines set by the Community Manager and Building Services. Maintains a preventative maintenance program that extends the life of the community while minimizing future repairs. Maintains a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines. Teaches and promotes safe work practices and maintains hazard communications. Manages unit inspections. Is responsible for key control of the community. Maintains accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Participates in on‑call emergencies in the community. Plans for and utilizes property resources, equipment, and supplies economically by obtaining bids and pricing from vendors, suppliers, and contractors. Gives direction to and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency. Challenges team members to achieve higher levels of performance by establishing and communicating immediate and long‑term goals. Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, and common areas to reflect Avanath standards. Under direction of the Community Manager, supervises, trains, and schedules maintenance staff. Monitors work progress of each employee daily and provides immediate assistance and instruction if needed. Provides input to the Community Manager regarding employee performance evaluations. Conducts or attends regularly scheduled safety meetings, ensures MSDS sheets are current, and keeps up to date on OSHA and other safety‑related laws and requirements. Practices proper safety techniques, reports mechanical or electrical malfunctions, injuries or accidents, and other safety issues. Complies with safety and risk‑management policies, participates in routine safety meetings, completes required training, and reports accidents accurately. Follows established policies and procedures and reports violations or infractions. Conducts all business in accordance with company policies and federal housing laws. Qualifications At least 3 years of multifamily property maintenance experience. At least 1 year of supervisory experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications highly desired. Valid driver’s license. Strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Availability for on‑call and weekend work. Physical Demands & Working Conditions Essential staff; report to work and adhere to all safety and business protocols. May be required to work during inclement weather. Frequent standing, walking, reading, writing, performing calculations, and communicating verbally. May work at elevated sites or uneven ground; occasional squatting, bending, twisting, pushing, and pulling. May be required to travel to sister communities for maintenance support.
