Senior Construction Project Manager

The Senior Project Manager is based out of Miami Florida and is responsible for overseeing the design, construction and/or renovation of multi-family buildings within the Company’s high-rise residential portfolio. The successful candidate must possess the requisite education and experience to manage the entire design and construction process, pre-construction through close-out, resulting in final project completion within budget, on schedule, and consistent with the Company’s quality standards, policies and governmental regulations. Additionally, the candidate must possess the interpersonal skills necessary to collaborate with senior development team executives, finance, marketing, sales and property management teams. The position is primarily field based and reports to the Executive Vice President of Development (EVP).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Serve as the principal point of responsibility and contact regarding the assigned development. Assist in the development of the project budget, working with other departments to ensure accuracy in final numbers Creates and executes project work plans and revises as appropriate to meet changing needs and requirements. Identifies required resources and assigns personnel and contractors to execute the work. Manages the construction schedule. Manages the project budget and reviews and approves all project related invoices. Manages and communicates effectively with the A/E, Consultants, General Contractor, Subcontractors and internal departments responsible for completing various phases of the project. Provides organization, direction and training of subordinate project team members. Leads and/or assists with contract negotiations & contract scope with the General Contractor and Owner Consultants. Reviews progress plans to ensure compliance with the project budget, brand standards and project schedule. Monitors the progress of all construction activities on a regular basis with regular status meetings with all appropriate parties. Responsible for the review and resolution of constructability issues found in progress plans, permit plans and throughout construction of the project. Responsible for the tracking and review of all deviations/changes from the contract documents. Reviews, negotiates and recommends approval for all change order and/or add services from GC or design team members under direct supervision. Responsible for the tracking and coordination of required permits with the building department and consultants. Review and approve GC monthly payment applications. Ensures project documents are complete, current and stored appropriately. Responsible for issuance of RFP’s, soliciting pricing and drafting scope of work for all testing and inspection vendors, 3rd party Peer Review and other consultants not directly under the Architect agreement. Responsible for the monitoring and implementation of the company’s quality control & brand standards throughout all phases of each assigned project. Responsible for implementing operational needs to ensure delivery of the assigned projects meet company standards and project specific goals. Responsible for project closeout, final inspection and signoff to ensure all items are completed as per contract. Assist in the preparation and performance of “Turn-over” procedures for Operations or Homeowner’s Association, as appropriate. Performs other related duties and assignments as required.

SUPERVISORY RESPONSIBILITIES:

Supervises the General Contractor, Subcontractors, Consultants and field staff.

QUALIFICATIONS:

Extensive knowledge of established architectural and construction practices, procedures and techniques as well as applicable local, State and Federal building codes and legislation. Full understanding of planning, scheduling and cost principles. Ability to prepare paperwork and analyze statistical data and generate reports. Ability to prepare and negotiate documents and drawings. Ability to read and comprehend drawings and specifications. Managerial expertise. Thorough and attentive to details with the ability to prioritize and multi-task. Proactive and deadline oriented. Ability to read and interpret documents in English, such as plans and specifications, work orders, safety rules, operating and maintenance instructions, and procedure manuals. Ability to interact effectively with customers, vendors and employees at all levels of the Organization with superior communication and interpersonal (tact, diplomacy, influence, etc) skills. EDUCATION and/or EXPERIENCE: Bachelor’s Degree in Construction Management, Engineering or Architecture, with a minimum of (10) + years of relevant site construction management experience. Preferred experience in high rise ground up construction. Computer skills including internet, e-mail, (MS Outlook) MS Excel, MS Word, MS Project, Procore, and Bluebeam. CERTIFICATES and LICENSES: Architectural License or GC a plus.

LANGUAGE SKILLS:

Ability to read and comprehend complex instructions, correspondence, memos, blueprints and floor plans. Ability to write simple, as well as detailed, complex correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.
