JLL - Reliability Engineer (P3)Location: Spring, TX 77389Work Schedule: Hybrid (3 days onsite), M-F 8-4Travel requirements: 10% (other client sites in OR & WA)Reports to: Sr. Reliability EngineerEstimated base salary for this position: $100,000 - $120,000What this job involves:This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, the Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Management program. Acquires and analyzes data from connected systems and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments to assure progress to plan. Oversees root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation. Consideration will be given to the cost limitations for equipment uptime/downtime, repair/replacement costs and weight, size, and availability of materials/equipment. Determines cost advantages of alternatives and develops action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures. Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.What your day-to-day will look like:Asset ManagementWorks under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client’s strategic asset management plan with matrix reporting back to the clients lead engineer (FM). Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.Reliability EngineeringEquipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.Create and conduct Reliability studies, as well as understanding drawings and schematics.Create risk mitigation strategies for critical assets that can be deployed across the asset portfolioInvestigate new technologies for reliability improvementsConsiders impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.Facilitates/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness.Condition-based MaintenanceUnderstanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.Workflow ManagementMaintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.Develop and maintain “Key Performance Indicators" of equipment reliability.Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).Ensure equipment history is maintained and analyzed for future trendsActively collaborate with Maintenance and Planning groups Capital Asset Renewal/Capital PlanningExecute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas. Inspect and document and prioritize asset and field conditions to evaluate remaining useful life. Document findings in detailed written report and database formatCompile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programsSupports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.SkillsProven ability to read, comprehend and apply information from technical manuals and other reference materialsAbility to make informed recommendations in situations where data sets may be incompleteAbility to balance multiple stakeholder requirementsAble to interpret how the organizational goals and strategy translate into service or departmental activityStrong Microsoft Excel skills and ability to manipulate large amounts of data accurately using different spreadsheet formatsCompetenciesStrong interpersonal skills and collaborative approach – “One Family, One JLL”Energizes others by showing passion and commitmentSelf-aware; actively seeks, shares and actions feedback on own performance and of team. Advocates self-developmentA self-starter with flexible and open-minded approach to working and drive to go “Beyond”Systematic approach to work with high attention to detailAbility to work without direct supervisionEmbraces change and develops innovative solutions and challenges the “status quo”Required Qualifications:Bachelor's degree in Mechanical Engineering, Electrical Engineering, Industrial Engineering, or related technical discipline from an accredited institution, with a strong foundation in reliability principles, asset management, and facility systems operationsMinimum 5+ years of professional experience in reliability engineering, predictive maintenance, or asset management, with demonstrated success implementing maintenance optimization programs, condition-based monitoring strategies, and reliability-centered maintenance (RCM) methodologies in complex facility or manufacturing environmentsHands-on experience with automated fault detection and system integrationStrong knowledge of mechanical, electrical, plumbing, and fire suppression systemsProficiency with maintenance management software and IT tools Preferred Qualifications: Experience in critical environments (data centers, labs, manufacturing facilities) preferredCertified Reliability Leader is preferred.Certified Maintenance Reliability Professional is preferred.
