Real Estate Manager

Execute Purpose Brands’ real estate strategy and align it with strategic company growth goals under the direction of the Senior Director of Real Estate Educate franchisees on the overall real estate process, including process, deal points, and responsibilities Lead efforts required to prepare for Site Approval for new stores, relocations, and expansions Build, maintain, and manage relationships with regional brokers, landlords, and developers Travel and tour key markets with local brokers to gain local insights and understand trade areas Map proposed growth of all Purpose Brands companies with local brokers and Purpose Brands resources Maintain and manage a network of local brokers Negotiate, review, and approve Letters of Intent associated with new locations Manage the flow and status of deals for new and existing locations Facilitate franchisee work with local attorneys on new leases and track progress Prepare and maintain real estate reports Serve as the primary contact for real estate matters internally and externally within the assigned territory across all brands Work closely with Franchise Development to educate and onboard new franchisees Build and maintain a real estate pipeline for franchisees within the managed territory Maintain deal progress from site identification through lease execution Operate within established budget parameters Requirements 5+ years real estate site selection and lease negotiation BA/BS or associate’s degree in real estate or related field or equivalent experience Analytic and Rent Comp software (Ex: Kalibrate, Buxton, SiteWise, PlacerAI, CoStar or similar) Strong knowledge of commercial/retail real estate lease documents and leasing process Knowledge of Lease renewal processes, legal requirements and procedures Knowledge of basic Lease Administration processes and procedures Microsoft Office products Experience managing retail lease portfolios in multiple states and with multiple landlords Helpful relationships with landlords and brokers around the US Experience working with Franchisees Strong negotiation skills Self-Motivated Results-Driven Honesty & Integrity Service-Oriented Exceptional Communicator Attention to detail and accuracy Strategic thinking Availability to travel 1–2 times per month, including regularly scheduled Discovery Days Core Competencies Demonstrates expertise in real estate site selection, lease negotiation, and managing retail lease portfolios across multiple states.
