Base pay range $18.00/hr - $19.00/hr About the Position Position: Maintenance Technician Location: Larkin Village, 476-unit multi‑family residential community in Joliet, IL About Us At Richman Property Services, Inc., we strive to provide high‑quality apartment communities that our residents are proud to call home. Responsibilities Perform daily repair and upkeep of the property Prepare vacant units for occupancy within established deadlines Manage service requests and ensure timely completion Maintain compliance with OSHA standards and the Clean Air Act Oversee inventory and care of tools and equipment Complete required tasks such as training, logs, and reports in a timely manner Uphold company policies and provide exceptional customer service Seek educational opportunities for personal growth and development Assist in property preventive maintenance plan Collaborate on maintaining curb appeal and cleanliness of buildings and grounds Perform on‑call duties and occasional overtime Requirements Education: High school diploma or GED; industry‑related courses preferred Experience: Minimum of two (2) years of maintenance and general repair experience or Groundskeeper Proficiency in maintenance tasks, including carpentry, electrical, plumbing, painting, etc. Must own basic tools as allowed by state laws Knowledge of local, state, and federal laws, including Fair Housing Laws Strong organizational skills and ability to work independently Skills & Certifications: EPA Section 608 Type I and II or Universal Technician license, strongly preferred Valid Driver's License required Proficient in English for communication and record‑keeping purposes Competitive pay and comprehensive benefits package Quarterly increase opportunities after initial 90‑days on the job Medical, dental, vision, life insurance, and disability coverage 401(k) retirement plan with employer match of $0.50 for every $1.00 up to 6% Opportunities for student loan repayments and tuition reimbursement Paid sick time, vacation time, and opportunities for career advancement Additional Information Seniority level: Entry level Employment type: Full‑time Job function: Engineering and Information Technology EEO Statement Richman Property Services is an equal opportunity employer, providing employment opportunities to all qualified applicants without regard to race, color, sex, religion, national origin, age, disability, or genetic information.
