Community Manager

Objective And Position Summary The Property Manager works closely with the Regional Manager to establish systems and monitor organizational direction. The Property Manager oversees residential leasing, assists in the development and management of financial & budgets, capital replacement plans, vendor services, building operations, tenant relations and contract management. Supervisory Responsibilities Responsible for ensuring a professional appearance and attitude at all times for self and all property employees. Responsible for the thorough knowledge, implementation and enforcement of all company policies and procedures; continuously reviewing that all employees are operating within regulations. Primary Duties And Essential Functions Operate the property within the financial guidelines, i.e., the budget established by the District Manager and Owner. Conduct daily physical inspections of the property. Leasing of the property; apply required sales techniques and methods effectively and professionally. Respond to resident requests or complaints in a timely, efficient, and courteous manner. Generate required reports, including company reports and HUD information. Implement, design and maintain a resident retention program (e.g., newsletter, resident referral program, social activities). Operate in compliance with OSHA standards and company safety policies at all times. Report immediately any unusual extraordinary circumstances regarding residents or the property. Pursue educational opportunities and self‑improvement for personal growth. Minimum Qualifications And Competencies Education / Background High school diploma or GED; work experience in lieu of education. Prior property manager or assistant manager experience. Ability to perform each essential duty satisfactorily; reasonable accommodations available for disabilities. Language Skills : Ability to read and comprehend simple instructions, short correspondence, and memos; write simple correspondence; effectively present information in one‑on‑one and small group situations. Mathematical Skills : Ability to add, subtract, multiply, and divide using whole numbers, fractions, and decimals; calculate figures such as discounts, interest, commissions, proportions and percentages. Reasoning Ability : Apply common sense to carry out detailed but uncomplicated written or oral instructions; deal with problems involving a few concrete variables in standardized situations. Participate in continuous learning and competency building.
