Our employees work hard each day to ensure we are making an impact for those that choose to call one of our communities their home./ph3Job Summary:/h3pThe maintenance position provides all maintenance services required at a property and is responsible for the overall appearance of the property and upkeep/maintenance on company owned property, including buildings and structures and grounds. Normal work days and hours are Monday through Friday, 8:00 Am to 5:00 PM. Employees in this position must be able to work On-Call hours to include evenings, nights, weekends and holidays in the case of emergency needs within the community./ph3Job Responsibilities:/h3ulliMaintain property in a clean condition/liliMow, weed eat and maintain the cleanliness of the grounds/liliMake/Ready and prepare vacant company owned homes for move ins/liliMake all repairs/replacements necessary for company owned homes to be occupied/liliApply touch up paint as needed, make general repairs such as wall/sheetrock repairs, flooring (vinyl flooring, carpet), etc./liliRepair/build decks for company owned homes/liliRepair/Install skirting/liliClean out trash from community areas, vacant lots and vacant company owned homes/liliRespond to service requests from Community Manager/liliSnowplowing (if applicable)/liliRepair water leaks if possible or work with Area Maintenance Supervisor to arrange outside plumbing company/liliMinor electrical repairs/liliMinor Furnace repairs/liliEquipment Upkeep/liliRead Water Meters/liliReport any unsafe conditions or maintenance repairs/corrections to Community Manager or Area Maintenance Supervisor whichever is applicable./liliPerforms other duties as assigned or requested./li/ulh3Safety:/h3ulliLearn and ensure compliance with all company, local, state and federal safety rules./liliEnsure that unsafe conditions are corrected in a timely manner./liliComplete safety training as assigned by the company./li/ulh3Additional Requirements:/h3ulliRegular and dependable attendance is an imperative job function./liliSuccessfully pass a background test/liliDriving is a requirement of the position; must have a valid drivers license and clean Motor Vehicle Record/li/ulh3Education and Experience:/h3ulliHigh School graduate or equivalent/liliPrevious maintenance experience desired/li/ulpSpecial Requirements Subject to a criminal background check prior to employment./ph3Working Conditions:/h3pEmployees in this position work both inside and outside in all types of weather, may walk on rough, uneven surfaces. May be exposed to extreme temperatures in the performance of duties./ph3Physical Requirements:/h3pEmployees in this position must be able to walk, lift, bend, crawl, carry items, climb stairs and ladders. Normal visual acuity to pay attention to detail and normal hearing to understand verbal instructions.
