Assistant Service ManagerSouthern Land Company, a national real estate development and construction firm is seeking a full-time Assistant Service Manager to join our dynamic team in Northglenn, CO.Arden Karl's Farm is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate will demonstrate strong interpersonal skills with the ability to work independently, handling and prioritizing multiple tasks in a fast-paced work environment. The candidate should possess excellent organizational and communication skills with an emphasis on attention to detail. Professional standard of appearance and weekend hours required. The pay rate for this position ranges from $28-$30/hour based on experience.Arden Karl's Farm, located on E 121 st Ave, is a collection of multifamily residences at the Karl's Farm Development that features 385 townhomes – ranging from studios, one, two, and three-bedroom apartment homes. Arden Karl's Farm features best-in-class upscale amenities, including a resort-style pool and spa, dog park, fitness center, yoga studio, outdoor dining room and gas grills, and bike storage.Primary ResponsibilitiesMaintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.Monitor and evaluate the physical condition of the community and correct unsafe conditions, install locks, parts, safety devices and make repairs as needed.Diagnose and perform maintenance/repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, fireplaces, ceiling fans, appliances, doors, cabinets, windows, gas and electric boilers, walls and ceilings, security system, pool area, tile, and other equipment as required.Assist Service Manager in operating community within budgeted guidelines.Assist in supervising activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders.Assist in hiring staff and evaluating service employee performance.Assist in the preparation of annual budgets for operating and capital expenditures.Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.Maintain and schedule 24-hour emergency coverage, alternating on-call requirement.Move appliances, equipment, and furniture as needed in accordance with generally accepted safety precautions.Perform routine preventative maintenance on equipment.Handle make-readies in a timely manner as directed by Community Manager.Ensure adherence to uniform policy.Supervise all aspects of maintenance on community, including staff, vendors, and contractors.Skills/Knowledge/ExperienceKnowledge of HVAC and PlumbingKnowledge of energy mgmt. systems (EMS) or building automated system (BAS)Knowledge of lighting, power systems, and energy consumptionKnowledge of communication and alarm systemsKnowledge of basic interior and exterior building maintenanceStrong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate recordsStrong leadership skills and attention to detailSolid teamwork skills with flexibility to adjust to changing project requirements and deadlinesAbility to anticipate the maintenance needs of the propertyAbility to lift/move 25 lbs. regularly and 50 lbs. occasionallyPossible exposure to changing weather conditions and chemical fumesAbility to analyze problems and develop solutionsAbility to keep sensitive information highly confidentialExcellent written and verbal communication skillsStrong organizational and interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendorsExcellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completionAbility to work independently, prioritize work, and ask for further clarification when necessaryAbility to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected eventsEducation and ExperienceHigh School diploma or equivalentValid Driver's license5+ years practical experience, verification of maintenance experience, and demonstrated skillsExperience managing a service teamFair housing trainingEPA certification required for properties with A/C units, as well as pool operations, electrical and universal certificationKnowledge of OSHA requirementsPreferred QualificationsYardi experience preferredCompany OverviewSouthern Land Company believes that community is the heart of every successful development project.
