Assistant Property Manager

About the Role Assistant Property Manager coordinates with the General Manager to direct and supervise building staff and vendors in accordance with policies and procedures. The role ensures reliable building operations, creating safe, functional environments for tenants and clients. Responsibilities Prepare financial and management reports, monitor collections and coordinate default proceedings. Assist in monitoring operating expenses and capital budgets; prepare and administer operating expense recoveries and adjustments. Manage relationships with internal and external team members. Prepare reports, proposals and presentations as required. Collaborate with maintenance staff to develop a 5‑year capital plan. Participate in the Customer Service Tenant Satisfaction survey process. Track progress of goals, objectives, timelines and budgets; generate status reports. Oversee facility operations including maintenance programs, vendor contracts, building inspections, construction/TI administration, emergency response & preparedness, and regulatory compliance. Coordinate with the General Manager on lease administration functions. Oversee housekeeping and janitorial efforts. Perform all other administrative and operational duties as required. Qualifications AA/AS degree required; Bachelor’s degree preferred. 1–3 years of hands‑on real estate management experience. Must be located in the Durham, NC area or willing to relocate for the duration of employment. Must be in the office five days a week; adaptable to a blended work environment. Knowledge of accounting principles and practices, preferably in real estate. Proficient with MS Office (Word and Excel) and accounting software. Strong communication and customer‑service skills. Ability to exercise prudent judgment in the absence of supervisory personnel. Attention to detail and aptitude for mathematics. Organizational and prioritization skills to ensure accuracy and timely completion; ability to multi‑task. Legally authorized to work in the United States without employer sponsorship. Actual base pay will be determined based on location, skills, qualifications, experience, and business needs.
