Responsibilities Employee champion. Manages maintenance team and assists in employee evaluations. Interview, hire, orient, and train new hires. Oversees all aspects of the “Make Ready” process from beginning to end in accordance with the company policies and procedures. Assist with and complete work orders from resident requests for service, and perform routine upkeep by diagnosing defects and making repairs in accordance with policies, safety standards, and code requirements. Periodically inspect work performed by service team members and contractors to assess effectiveness and ensure quality standards. Maintain inventory of spare parts and materials; work with Community Manager to order supplies and stay within budget. Assist in developing the maintenance and capital expense budget. Support cost-control measures by repairing rather than replacing parts when possible. Stay informed of changes in technology and industry standards. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Demonstrate customer service skills in interactions with Employees, Residents, Clients, and Vendors. Ensure safety, cleanliness, and appearance of the property; report mechanical and electrical malfunctions and injuries. Conduct RangeWater safety meetings; keep required documentation up to date and ensure compliance with safety laws and requirements. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Resolve customer complaints and issues. Other duties as assigned. Work Hours and Environment Schedule: 40 hours per week. Typical site hours of operation (may vary by site): Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied. Flexible schedule, including taking on-call duties during evenings, weekends, and holidays; able to perform essential job functions unaccompanied. Works in outside elements where temperatures, weather, odors, and/or landscape may be unpleasant or hazardous. Qualifications Summary Education and Experience: Education: High School Diploma or GED. Working knowledge of OSHA standards and MSDS regulations. Technical degree is preferred. Supervisor Experience: 1 - 3 years; proven skills to hire, lead, direct, evaluate, and manage subordinates and team members. Management: 1 - 3 years Experience: 2-3 years of apartment maintenance experience or equivalent. Advanced Skills: Communication and delivery skills with ability to connect to people at all levels. Computer Skills: Proficiency in internet, word processing, spreadsheets, and database management; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site). Licenses and Certificates: Driver’s license (current and valid). EPA certifications Type I and II or Universal for refrigerant recycling; valid Certified Pool Operator or Certified Spa and Pool Operator; and all certifications required by state and local jurisdictions. Physical Requirements: Strength: Must be able to push, pull, lift, carry, or maneuver weights up to 20 lb independently and 50 lb with assistance. Mobility: Frequently stand, walk, reach, climb, stoop, and squat; may sit and keyboard on occasion. Travel: Routine local travel may be required; non-local travel may be required for business.
