Maintenance Engineer

Maintenance SupervisorOversees property maintenance of grounds, building facilities and guest rooms. Responsible for daily cleaning and upkeep of all common areas, preventive maintenance, small repair and tasks, special projects, and communicating larger maintenance needs to the General Manager.Professional ExperiencePreferably 3 years' experience in janitorial, general maintenance or engineering related fieldMechanical – HVAC, PTAC, Packaging unit, Gas Furnace, Heaters & Dryers.Pool & Spa OperationLow Voltage- Fire AlarmElectricalPlumbingElectric DoorsOperate service ticket systemIrrigation System LandscapeHotel ExperienceBe flexible and willing to perform other tasks as necessary or requestedWear room hotel uniform per hotel standards; adhere to professional grooming standardsHotel is a smoke-free environmentOrder and install small maintenance items as needed for repair, under direction of managementComplete tasks and assignments on the daily Maintenance ChecklistComplete Maintenance Request Forms within 24 hoursComplete Preventive Maintenance program on a timely basisRespond to maintenance emergencies timely, on a 24 hour call basisAssist with carrying dishware items to rooms when requestedPractice safe working conditions under Occupational Safety and Health Administration guidelines to include Bloodborne PathogensPractice safe chemical handling as prescribed in Material Safety and Data SheetsPerform other such duties assigned by Property Management to meet guest or operational needsClears trash and empties property trash containers dailySweeps and cleans sidewalks and stairs as needed (trash and weather related)Clears debris from parking lot, landscaping, and dumpster area dailyEnsures exterior building and grounds are clean by use of a pressure washer and blowerPaints walls, ceilings, doors and window trim as neededProvides Preventive Maintenance to guest roomsEnsures Preventive Maintenance repairs in the following areas:o Lighting;o Electrical circuits and wiring;o Plumbing;o HVAC;o Guest room walls;o Appliances;o Doors and locks;o Furniture;o Carpet (remove stains) and;o Floor coveringsEnsures Guest Laundry washers, dryers, vending machines and common areas are cleaned at least twice dailyMaintains clean, organized maintenance workshop and storeroomsGeneral knowledge of heating, air conditioning, electric and plumbing skills.Knowledge and ability to use basic work tools and equipment.Ability to patch holes, clean carpets, and paint walls.Ability to work well under limited supervision.Ability to work well with others.Strong work ethicPhysical RequirementsAbility to bend at the waist and work on knees.Ability to reach over head.Ability to stand for long periods of time.Ability to walk three flights of stairs.Ability to work outside in hot or cold weather.Ability to lift and carry 50 pounds.Computer ExperienceProficiency in:o Microsoft wordo Excelo Data entryo Database management systemsEducationBackground screening for previous criminal historyEmployment may be contingent upon at least 80% score on test on hotel's reservations system (PMS) after training.High school diploma or G.E.D.Apartment, building, or lodging maintenance experience.Participate in all training as assignedEmotional IntelligenceEmotionally competent; able to effectively manage disruptive emotions and impulses; able to stay composed, positive, and unflappable even in trying moments while thinking clearly and remaining focused under pressureEngage every guest in conversation and recognitionResolve any guest issue immediatelyPromote the hotel by demonstrating a high level of positive attitude and energy to serve our guestsAbility to anticipate guests' needsEmbraces and respects diversity and multicultural environmentThe statements in this job description are intended to describe the essential nature and level of work being performed.
