Community Manager - Build to Rent

Job Description Location: Grovehouse at Bexley, 18781 Eden Gardens Road, Land O Lakes, FL Position: Community Manager (Build‑to‑Rent) Primary Responsibilities Manage the day‑to‑day operations of the build‑to‑rent community to achieve financial and operational goals. Ensure compliance with company policies, Fair Housing, ADA, FCRA, and other relevant laws. Additional Responsibilities Prepare homes and common areas for leasing and resident activities. Welcome prospective residents, conduct tours, and provide leasing information. Respond to inquiries via phone and email. Interview sales and leasing candidates; oversee onboarding of new team members. Facilitate company training and manage leasing operational performance. Assist in budget development by analyzing financial statements and marketing data. Monitor revenue by ensuring rent and fees are collected on time and preparing financial reports. Coordinate supplier, contractor, and service provider relations. Control expenditures to stay within approved budgets. Enforce lease terms: review applications, conduct inspections, handle notices, evictions, and fee collections. Analyze market trends and implement marketing strategies to meet occupancy and revenue goals. Promote resident satisfaction and retention through timely issue resolution. Maintain physical standards of the property, grounds, and amenities. Use property management systems for social media, reputation management, resident ledgers, and service requests. Skills & Competencies Associate degree preferred but not required. Experience in lease‑up/new construction property management preferred. Active Real Estate or Property Manager license in the State of Georgia. At least 3 years managing onsite operations in build‑to‑rent, new home sales, or multi‑family property management. CAM, NALP, CPM designations preferred. Advanced computer and technology system knowledge (property management systems, CRM, Microsoft Office). Strong written and verbal communication skills. Excellent customer service skills in a fast‑paced environment. Detail oriented, deadline‑oriented, and able to multitask. Ability to thrive in a high‑volume data entry and processing environment. Essential Job Functions Serve as onsite Community Manager representing Maymont Homes at assigned BTR locations. Perform additional duties as assigned by supervisor or leadership. Key Metrics & Responsibilities Net operating income, occupancy, and stabilization metrics. Customer satisfaction measured by key performance indicators through reputation management software. Ensure direct reports complete assigned training by set deadlines. Benefits 5% 401(k) match. Wellness credits to reduce healthcare costs.
