Senior Maintenance Technician HVAC Specialist (48203)

Description As a Residential Maintenance Technician, you will be responsible for ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best. How the role works You will use your three-plus years of experience in property maintenance (either residential or hospitality) to address work orders before issues become major problems. Your duties include light carpentry, minor electrical and plumbing repairs, and HVAC system maintenance. You will also help maintain general cleanliness of the property, including resident amenities such as the pool and clubhouse. Your friendly and efficient approach is essential when engaging with residents in their units and promoting a safe working and living environment. Work schedule: full-time Monday through Friday. Occasional on‑call hours as directed by the Property Management team. The Details You must maintain your own tool kit to complete most work orders. You may need to use a company‑owned vehicle or your own vehicle to move around the property or pick up supplies off‑site; a valid driver’s license is required. You will receive at least 40 hours of paid sick leave per year in states with no state mandate. Eligible employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday to qualify for holiday pay. Qualifications High school diploma or GED required; minimum of 4 years of relevant work experience, preferably in property management or hospitality. Technical degree or certifications in HVAC, EPA, CPO, plumbing, electrical preferred. Strong HVAC experience required; prior experience maintaining, repairing, and installing HVAC systems. Must have own tools and a valid driver’s license. Minimum age 18 years. Excellent communication, organizational, and time‑management skills. Ability to work well in a fast‑paced, high‑volume environment. Basic proficiency with Microsoft Office Suite. Physical Requirements Work hours: Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on‑call hours and occasional weekends. During high‑traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules. Travel: Occasionally may need to drive a company‑owned or personal vehicle for business. Manual dexterity and physical demands: Frequently lift or move items up to 25 pounds; occasionally up to 50 pounds. Use hands, manipulate tools and equipment safely with adequate vision.
