We're not looking for a leasing agent who has managed a few people—we're looking for a Sales Team Manager who knows how to motivate a team, own a revenue target, and deliver results. Real estate experience isn't required. Sales leadership is. If you know how to build accountability, drive performance, and hit the number, we'll teach you the leasing side. You’ll lead a high-impact team of fewer than 10—inside sales, roving leasing agents, and support staff—running the sales engine behind a 40+ property portfolio across San Diego County. Your north star: crushing average days vacant. This isn't a “watch the dashboard” job. You'll jump into tours when the team needs backup, coach agents in real time, and hunt down stalled deals before they go cold. We’re especially interested in accomplished sales leaders from outside property management. Strong backgrounds in hospitality, automotive and powersports, mortgage, insurance, luxury retail, home services, customer service, and other high-touch sales environments often transition well. We win a lot here, and we believe in smart growth, not growth for its own sake. We don’t open this seat often, and we’re not looking to simply fill it—we’re looking for the right leader to own it. WHAT YOU'LL OWN Team Scheduling & Operations Own the daily tour schedule—batch routes geographically, reduce drive time, and maximize quality tours per agent Spot schedule gaps, no-show patterns, and inefficiencies before they become problems Jump into tours when coverage is tight Coordinate with property managers and maintenance on unit readiness Recruit leasing talent and participate in hiring decisions Own onboarding—property knowledge, CRM, tour protocol, and company standards Maintain scripts, objection-handling guides, and training materials Run ongoing training based on performance data and call reviews Coaching & Quality Control Shadow agents on tours and provide real-time feedback Review calls for lead handling, follow-up quality, and script adherence Run team meetings and 1:1s focused on KPIs and performance Audit CRM activity and hold the team accountable to documentation standards Address performance issues quickly and elevate when formal action is necessary Score leads and drive urgency on the hottest prospects Track follow-up cadence and step in when it slips Chase stalled tours, unfinished applications, and cold prospects Cross-promote leads across F&F's portfolio Follow up on outstanding paperwork and deposits through lease completion Performance Management & Reporting Set and manage team quotas aligned with business objectives Track KPIs including tours, conversion rates, and days vacant Build intervention plans for agents or properties that are off target Deliver field intelligence to Asset Management on objections, pricing, and competition Cross-Functional Partnership & Lease-Ups Partner with Marketing on lead flow, campaigns, and market positioning Partner with Property Management on unit readiness and resident experience Partner with Asset Management on absorption targets, pricing, and portfolio performance Build property-specific leasing strategies for lease-ups Keep agents sharp on available units, amenities, pricing, and concessions WHAT YOU BRING Real estate or leasing experience is not required. We welcome candidates from outside the industry who bring strong sales leadership experience and a fresh perspective. We’ll train the right person on property operations, leasing processes, and our CRM systems. The profile: A proven sales leader with 3+ years of experience managing a team and owning a revenue target in a high-touch, quota-driven environment. Your background might be automotive, home services, vacation ownership, insurance, mortgage, financial services, luxury retail, hospitality—or another performance-driven sales industry. You are a leader first—someone who takes as much pride in the team's success as your own. You know your numbers, coach effectively, and hold people accountable. But you're also willing to jump into the action—pick up the phone, walk a tour, help close a deal, or get a stalled opportunity moving. You know how to lead from the front, drive the numbers, and build a team that wins. 3+ years of direct people-management experience in a hands-on, quota-driven sales environment Full-cycle lead management experience—from first contact through close Experience setting and managing team quotas tied to broader business objectives Experience managing multiple functions within a sales operation Strong understanding of the sales funnel and customer lifetime value Fluency with CRM or sales-tracking platforms Strong coaching, accountability, and performance-management skills Ability to manage a moving schedule across multiple locations Strong communication, problem-solving, and customer de-escalation skills Ability to read performance data, identify problems, and take corrective action quickly Valid CA driver's license and reliable transportation THE COMPENSATION AND PERKS $80K–$100K base salary DOQ + bonus opportunity up to 50% of base 401(k) with 50% company match up to 6%, after 1,000 hours $500/month off rent at an eligible F&F property after 60 days Vacation pay: 80 hours/year 40 hours sick pay/year 8 paid holidays Mileage reimbursement at the current IRS rate INSIDE F&F F&F Properties is a San Diego-based, fully integrated real estate investment company with a portfolio valued at over half a billion dollars.
