Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Property Name: Alexan Moto Location: Raleigh, NC Property Type: Mid-Rise Stage: Lease Up Unit Count: 186 Schedule: Monday-Friday + rotating weekends Essential Responsibilities Performs all sales and leasing activities to achieve community’s revenue and occupancy goals including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks, and preparing lease and move‑in package. Inspects apartments prior to resident move‑in, ensures they are ready, and coordinates maintenance for outstanding items. Stays informed about current market and competitor conditions; develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy. Designs and executes marketing activities to drive traffic to the community, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific plans. Uses on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensures show units meet company standards for quality by inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing leasing office for daily activities. Follows up with prospects and new residents, sending e‑mail, thank‑you notes, cards or making telephone calls to finalize decisions to lease or renew. Executes activities in support of lease renewal program by preparing renewal letters and packages, meeting with residents before move‑out dates, and ensuring renewal documents are signed on time. Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and document requests to appropriate parties. Required Licenses or Certifications Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on property. Physical Demands Incumbents need to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. They must work inside and outside in all weather conditions. They should be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, or business meetings. Flexible work schedule includes calls during evenings, weekends, and holidays. Compensation & Additional Compensation Hourly range: $17.00 – $19.00. A quarterly or annual bonus program may be available for corporate positions, and weekly, monthly, or quarterly bonus programs may be available for onsite property positions.
