Horning offers structured training and development to support the Regional Property Manager in mastering the regulatory frameworks applicable to the various property types within the assigned portfolio.
- Understand the ownership structure, financing, and any income restrictions for each property in the portfolio; ensure compliance with all owner and regulatory requirements.
- Inspect properties regularly to ensure standards for cleanliness, functionality, curb appeal, and resident experience are met; evaluate maintenance, grounds, and housekeeping operations for efficiency and quality.
- Monitor leasing pipeline, traffic, turn timelines, vacancy, online reputation (Yelp, ApartmentRatings, Google, etc.), and other portfolio-level KPIs; intervene where needed.
- Stay current on industry trends, the local development pipeline, and evolving customer needs; bring forward operational improvements that benefit the portfolio.
- Ensure that company values, marketing guidelines, and operating standards are consistently applied across all communities in the portfolio.
