Maintenance Technician

Job DescriptionJob Description As a Maintenance Technician with Landings Management, LLC, you’ll keep our apartment communities in Middletown, RI running at their best — and you’ll do it alongside a solid team of techs and a supervisor who’s got your back.This is a hands-on, trade-focused role where your skills are put to use every day. You’ll work on apartment turns, handle work orders, perform preventative maintenance, and more. The variety keeps the job interesting and helps you remain strong across multiple trades.WHAT YOU’LL BE DOINGPerform apartment turnover work in vacant units — paint, clean, and handle maintenance punch itemsComplete work orders promptly and correctly, typically within 24 hoursDiagnose and repair issues across electrical, plumbing, appliances, and HVAC systemsExecute preventative maintenance on building systems including plumbing, heating, cooling, and mechanical equipmentMaintain curb appeal daily — trash removal, sprinkler inspections, and weed controlRespond to emergency maintenance calls on a rotating basis (evenings, weekends, and holidays)Assist with snow removal operations as neededSupport the moving of supplies, parts, appliances, tools, and HVAC equipmentAssist with pool maintenance and associated equipment, if applicableKeep dumpster areas and common spaces clean and presentableMaintain clubhouse and office spaces, if applicableKeep ready vacant units in proper working conditionFlag any known or potential liability risks to your supervisorAdhere to all Landings Real Estate Group policies and applicable regulations including Fair Housing, ADA, and OSHASupport budget controls by eliminating waste and using resources responsiblyWHAT YOU BRING2+ years of experience in multi-family maintenance, construction, or a trade (plumbing, HVAC, electrical, carpentry, etc.)Knowledge of general carpentry, repair, and building systemsComfortable using hand tools and power toolsPositive attitude, organized, and energeticStrong customer service orientation and solid interpersonal skillsAbility to read and follow instructions and communicate effectively, both verbally and in writingValid driver’s license or reliable transportation to and from workHigh school diploma or equivalent required; trade schooling a plusPhysical: This role requires regular standing, walking, lifting (up to 50 lbs), climbing, crouching, and working in all weather conditions.WHAT YOU GETMedical, Dental, and Vision coverageCompany-paid Life, AD&D, and Long-Term Disability Insurance401(k) with a generous company matchProfit sharingPaid Time Off and paid holidaysSupplemental Critical Illness InsuranceEmployee Assistance Program (EAP)Professional development supportWHY LANDINGSWe’re a real estate group that takes care of our properties — and our people.
