Description

San Diego based commercial services company is seeking an experienced Lead Maintenance Technician to join our growing team.

Type: Full-Time/Non-Exempt

Reports to: Division Manager

Location: Greater Los Angeles area; this is a Roving Position

A California Driver's license, a minimum of 3 years of verifiable driving history, and an acceptable record are required.

About the Position

As a Lead Maintenance Technician with LOT Commercial Property Services, you'll take on advanced maintenance, troubleshooting, and repair work across commercial properties while serving as a technical resource for the team.

This is a hands-on field role for an experienced technician who can independently diagnose complex building-system issues, determine the right approach, and get the work done. You'll work across a variety of properties and building systems, coordinate with vendors when specialized support is needed, and share your knowledge with less-experienced technicians.

• Perform advanced maintenance, repairs, and upgrades across commercial properties.
• Diagnose complex or recurring building and equipment issues, determine appropriate repairs, and identify when specialized vendor support is needed.
• Repair, replace, and install building equipment, fixtures, hardware, and components within your demonstrated qualifications.
• Perform preventative maintenance and help ensure building systems and equipment remain safe and operational.
• Perform advanced general building maintenance involving HVAC, plumbing, electrical, drywall, windows, roofing, painting, and other property repairs.
• Troubleshoot and maintain building systems such as HVAC equipment, boilers, chillers, parking access equipment, and other property systems.
• Conduct property and maintenance inspections, identify corrective needs, and recommend solutions.
• Serve as a technical resource for difficult or recurring maintenance issues and provide hands-on guidance to less-experienced technicians.
• Coordinate with vendors and subcontractors on specialized maintenance work and help ensure work is completed appropriately.
• Communicate technical findings, risks, completed repairs, and recommended solutions clearly to clients, property managers, supervisors, vendors, and team members.
• Maintain accurate work orders, maintenance records, inspection documentation, equipment information, timekeeping, and other required records.
• Travel between assigned commercial properties and respond to changing maintenance priorities while maintaining safe and professional work practices.

About You

You're an experienced commercial maintenance professional who enjoys solving challenging problems and takes pride in being the person others can turn to when an issue requires deeper technical knowledge.

You're comfortable working independently, troubleshooting across multiple building systems, and determining the best approach to complex repairs. You also enjoy sharing your experience with other technicians and helping the team maintain high standards for quality and safety.

You communicate well with both technical and non-technical audiences and understand the importance of providing excellent service while working at client properties.

• Typically requires 8+ years of progressively complex commercial building maintenance experience, including advanced or specialized work with HVAC and building systems, or an equivalent combination of education and experience.
• Advanced knowledge of commercial building maintenance, including HVAC, plumbing, electrical, drywall, windows, roofing, and general property repairs.
• Demonstrated ability to diagnose and resolve complex maintenance and building-system issues.
• Strong technical judgment and the ability to determine appropriate repair methods and when outside technical support is needed.
• Experience providing technical guidance or mentoring to less-experienced technicians.
• Strong knowledge of safe work practices, PPE requirements, and the proper operation and maintenance of tools and equipment.
• Strong troubleshooting, critical-thinking, organizational, and communication skills.
• Ability to work independently across multiple properties and prioritize changing or complex maintenance needs.
• Proficiency with smartphones, tablets, computers, work-order systems, and other technology used to document and support maintenance activity.
• A valid California Driver's License, acceptable driving record for at least 3 years, and the ability to travel regularly throughout the assigned service area.
• HVAC certification required; additional building systems or trade certifications are a plus.
• OSHA 10 or OSHA 30 certification preferred.
• Experience with Building Management Systems (BMS) software or similar building technology is preferred.

This position pays between $42.00 - $47.00 depending on experience.
