Property Management Specialist

Helio is seeking a Property Manager Associate to support the day-to-day operations of one of our luxury apartment communities in West Los Angeles. Working directly alongside the Property Manager, you'll play a hands-on role in resident relations, daily operations, unit readiness, inspections, vendor coordination, and overall community success. While this position is highly resident-facing, it is not a traditional front desk or administrative role. Instead, it offers the opportunity to learn every aspect of luxury property management while taking on increasing responsibility over time. This role is ideal for someone who enjoys solving problems, building relationships, staying organized in a fast-paced environment, and is looking to build a long-term career in residential property management. Key Responsibilities Resident Experience & Community Operations Serve as a visible, approachable resource for residents and help deliver an exceptional living experience. Assist with resident questions, concerns, and requests, resolving issues whenever possible and partnering with the Property Manager on more complex matters. Help coordinate daily lobby activity, resident visits, vendor arrivals, package inquiries, and other operational needs while maintaining a polished and professional environment. Build positive relationships with residents through proactive communication and consistent follow-through. Property Operations Partner closely with the Property Manager to support the daily operation of the community. Conduct routine property walks to identify maintenance, cleanliness, or operational concerns. Assist with inspections, preventative maintenance initiatives, vendor coordination, and work order follow-up. Help maintain accurate operational records and ensure tasks are completed on schedule. Support community projects and operational improvements as business needs evolve. Coordinate and oversee move-ins and move-outs to ensure units are fully prepared for occupancy. Conduct move-out inspections and accurately document unit condition. Welcome new residents and help create a seamless move-in experience. Coordinate with maintenance teams and third-party vendors to ensure timely completion of repairs and unit turns. Communicate maintenance timelines and updates to residents. Follow up on outstanding work orders to ensure quality and completion. Administrative Support Assist with documentation, reporting, and operational projects. Support leasing and property management activities as needed. Step in to assist with Property Manager responsibilities during absences or periods of increased workload. Qualifications 1–3 years of experience in property management, leasing, hospitality, customer service, or another customer-facing operations role preferred. Previous Property Management experience is strongly preferred but not required. Experience with Yardi, AppFolio, MRI, or similar property management software is preferred. Comfortable balancing resident interaction with operational responsibilities throughout the day. Proficiency with Google Workspace (Docs, Sheets, Gmail).
