divh2Team Lead - Maintenance/h2pThe Team Lead - Maintenance completes work order service requests in support of store operations. Performs preventive maintenance, and oversees service contractors delivery of routine maintenance (housekeeping, landscape maintenance, pest control, etc.). Must possess broad skills in various building trades (I.E. plumbing, carpentry, electrical, mechanical, etc.) and broad mechanical aptitude. Duties include building and equipment repair and installation, and project work relating to store sales initiatives. Additionally, this position is responsible to support corporate facility maintenance, energy conservation, and waste management programs./ppEssential Functions:/pulliPerforms electrical repair; lamp changing, light fixture repair/installation, diagnostic capability./liliPerforms plumbing repair; pump and fixture installations/replacements/repair, drain cleaning, diagnostic capability./liliObtains a basic understanding of commercial equipment operation and maintenance procedures to maintain heating, ventilating, and air conditioning./liliPerforms basic mechanical repair on tractors, forklifts, order pickers, pallet jacks, and other equipment as required./liliPerforms basic building repair; painting, wall repair, minor carpentry, floor repair, etc./liliPerforms periodic building operation tune up to ensure energy conservation and waste management efforts at the store level are consistent with over all corporate facility programs./liliAll other duties as assigned./li/ulpExperience/Qualifications:/pulliRequires a minimum of a high school diploma or equivalent, high mechanical ability./liliMust be willing to work with and lead the work of others./liliVerifiable experience in maintenance related work fields./liliExperience that demonstrates skill in various building trades listed above./liliGood customer service attitude./liliPolite, engaging, and courteous demeanor./liliThis position is expected to remain flexible in work scheduling to meet changing store objectives./li/ulpKnowledge, Skills, and Ability:/pulliProficiency with PC-based word processing, spreadsheets, data based management and electronic point of sale and inventory management systems./liliDemonstrated strong interpersonal skills./liliAbility to establish and maintain effective working relationships with co-workers, associates, customers and with the Corporate Staff./liliDemonstrated use of team concept of management./liliAbility to read and analyze certain reports, write reports and business correspondence./liliAbility to effectively present information and respond to questions from Managers, associates, customers and the general public./liliAbility to conduct meetings and presentations to groups./li/ulpTravel Requirements:/pulliN/A/li/ulpPhysical Requirements:/pulliConstantly stand and/or walk during shift./liliConstantly ascend or descend ladders, stairs, ramps, etc (climbing up to but not limited to 30 feet from the floor)./liliConstantly moving, lifting and carrying objects up to 25 pounds./liliConstantly communicate with others to exchange information./liliConstantly repeat motions that may include the wrists, hands and/or fingers./liliConstantly operate machinery and/or power tools./liliOccasionally move and lift objects up to 100 pounds or more./liliOccasionally work in tight and confined spaces./liliOccasionally operate motor vehicles or heavy equipment./liliOccasionally work in low or high temperatures./liliOccasionally work in outdoor elements such as precipitation and wind./liliOccasionally work in noisy environments./liliOccasionally work in hazardous conditions./liliOccasionally work in small and/or enclosed spaces./liliMust have no limitations due to lifting requirements./liliMust be willing to work outdoors in inclement weather./liliRequires continuous use of gross motor skills, near/far vision, color definition, hearing, and speech./liliRequires eye/hand coordination, use of fine motor skills, works in difficult and confined spaces, pushes, pulls or utilizes manual and bi-manual dexterity./li/ulpIndependent Judgement:/pulliPerforms tasks and duties under general supervision, using established procedures and innovation.
