To learn more, visit Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized, Garden Style Unit Count: 181 Schedule: Monday through Friday 8 am - 5 pm, and on call bi weekly. Requirements: 3-5 Years This position is eligible for quarterly percentage bonuses. Experience in general apartment maintenance, including plumbing repair and troubleshooting, basic electrical repairs, HVAC maintenance and repair, appliance repair, drywall repair and painting, carpentry, and preventative maintenance. Must be able to manage work orders, respond to emergency maintenance requests, and demonstrate strong troubleshooting, problem-solving, time management, organizational, communication, and customer service skills. Ability to work independently and as part of a team, with strong attention to detail, safety awareness, and knowledge of OSHA compliance. Valid driver’s license required. EPA, HVAC, and Pool Operator (CPO) certifications preferred. Must be able to lift up to 50 pounds and perform physical labor. Basic computer and mobile device proficiency, along with reliable attendance and punctuality, is required. Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repair and maintenance and capital projects. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Conducts regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance. Demonstrates customer services skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency.

BASIC KNOWLEDGE & QUALIFICATIONS

High school diploma, GED, or related experience and training. Experience in property management maintenance, other building maintenance, or related trade. Incumbents must provide own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices. Ability to apply principles of logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems. Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors to the Company, and answer questions related to department operating policies. Proficiency in internet, word processing, spreadsheet, and database management programs in order to maintain records of information and develop and provide information for the manager’s use. Property management system experience preferred. Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions in order to review and complete various financial, administrative, and legal documents.

SPECIALIZED SKILLS

Incumbents must have EPA certifications Type I and II or Universal if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc. Incumbents must have all certifications as required by State and Local jurisdictions. Incumbents must have a valid driver’s license to operate a golf cart on the property, if applicable.

TRAVEL / PHYSICAL DEMANDS

Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Job demands may require incumbents to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance. Local, routine travel may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends, and holidays. Bilingual English/Spanish skills are a plus. The hourly range for this position is $31.73 - $33.00 (Carmichael). Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
