ASSOCIATE PORTFOLIO MANAGER

Position Associate Portfolio Manager – Real Estate Team, CalSTRS Investments Branch. Salary: $12,667.00 – $19,000.00 per month. Role Overview Responsible for providing independent analysis and consultation regarding investment strategies and initiatives for the real estate portfolio, managing day‑to‑day operations, and ensuring compliance with policy. Key Responsibilities Analyze and develop investment strategies and initiatives to support Real Estate strategic goals. Manage day‑to‑day activities of the Real Estate operations team and portfolio. Perform comprehensive data management and support portfolio performance. Implement and oversee investment policies, procedures, fee structures, audits, contracts, legal due diligence, and technology enhancements. Coordinate acquisition, asset management, disposition, cash‑flow management, and asset transfer activities. Recommend and implement operational procedures and objectives for real estate investments. Conduct operational oversight and investment risk analysis. Collaborate with team, unit, and Investments Branch goals. Qualifications Advanced degree in Finance or related field, and/or industry certification (CFA, CAIA). Experience in investment operations with emphasis on real estate. Experience researching, developing, and implementing investment policies and strategies. Experience with investment fee structures, audits, contract management, legal due diligence, document review, and technology enhancement. Experience managing acquisition, asset management, disposition functions, including sales, disposition, cash‑flow, and asset transfers. Experience recommending and implementing operational procedures and objectives for real estate investments. Experience with operational oversight management and investment risk analysis. Proficiency as an individual and as part of a team supporting organizational goals. Professional certification (CFA, CCIM, FRM, CIMA, CAIA) may receive a 5% monthly base pay differential.
