Under supervision (Facility Maintenance Worker I) or general supervision (Facility Maintenance Worker II), performs a variety of general building and grounds maintenance and repair duties; and monitors contract services for alarm, air conditioning, landscaping, and custodial services for the District's main facility and off-site locations; and performs related duties as assigned.

Receives supervision from assigned supervisory or management personnel. Exercises no direct supervision over staff.

This is the entry level class in the Facility Maintenance Worker series performing grounds maintenance and general building repair duties. Initially under close supervision, incumbents learn and perform routine tasks and duties. As experience is gained, assignments become more varied, complex, and difficult; close supervision and frequent review of work lessen as an incumbent demonstrates skill to perform the work independently. Positions at this level usually perform most of the duties required of the positions at the II level but are not expected to function at the same skill level and usually exercise less independent discretion and judgment in matters related to work procedures and methods. Work is usually supervised while in progress and fits an established structure or pattern. Exceptions or changes in procedures are explained in detail as they arise.

This is the fully qualified journey-level classification in the Facility Maintenance Worker series. Positions at this level are distinguished from the I level by the performance of the full range of duties as assigned, working independently, and exercising judgment and initiative. Positions at this level receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies of the work unit. Positions in this class series are flexibly staffed and positions at the Facility Maintenance Worker II level are normally filled by advancement from the Facility Maintenance Worker I level.

Some duties, knowledge, skills and abilities may be performed in a learning capacity for entry-level (I Level) positions.

• Inspects building, grounds, and facilities at the main District location, off-site facilities, and well sites; identifies safety concerns and needed maintenance.
• Performs a full range of building maintenance and minor repairs on building systems; repairs a variety of interior and exterior building and facility components and systems including plumbing, mechanical, and lighting systems; performs a variety of duties requiring plumbing, mechanical, and painting skills; performs a variety of semi-skilled and heavy physical labor.
• Sets up District contracted job quotes and job scopes; conducts job walks; prepares job quote summaries; monitors contract services for alarm, air conditioning, landscaping, and custodial services for the District's main facility and off-site locations; reviews the work of contract services; meets with contractors to discuss work.
• Performs emergency repairs; repairs office furniture and related systems.
• Paints at the District's main facility and off-site locations; patches and paints halls, offices, storerooms and other rooms at all facilities; paints buildings, and well sites.
• Sets up and cleans meeting rooms; prepares seating for District Board of Directors' meetings, employee meetings, and other meetings and events.
• Cleans facilities, restrooms, and off-site facilities as necessary including pick-up and removal of trash in and around facilities; performs minor plumbing repairs as necessary; performs general maintenance and repairs items and fixtures at off-site facilities.
• Maintains custodial supplies and stocks storerooms; prepares purchase orders for janitorial, administrative, and maintenance equipment; orders and picks-up supplies from outside vendors as necessary; monitors, inspects, and resupplies first-aid kits at all facilities.
• Performs ground maintenance as necessary at assigned sites; cleans service yard; cleans storm drains and catch basins; operates and repairs irrigation systems as required; monitors and controls for insects around District office.
• Maintains assigned equipment and vehicles; performs safety checks and checks fluid levels of vehicles and equipment; cleans assigned vehicles and equipment.
• Maintains work, time, and material records; writes repair tickets.
• Performs a variety of other duties in support of department operations; cleans service yard; repairs fences and gates; maintains grounds by planting and weeding; performs event set-up/break-down functions; assists in performing minor repairs; may respond to public inquiries.
• Maintains work, time, and material records; prepares timecards on written forms and on computer.
• May participate in construction, maintenance, operation, and repair of the District's water distribution system; performs a variety of water facilities maintenance work, including main line repair; water main line flushing; pipe cutting; water meter installation, replacement, repair, and testing; main line and hydrant valve turning and flushing; and angle stops, ball valves, and various size meter box installations when needed.
• May operate a variety of equipment and tools including backhoes, front loaders, forklifts, skip loaders, rollers, dump trucks, boom truck, service truck, jack hammers, pavement saws, cutting torches, compressors, compactors, pneumatic tools, pumps, and hand and power tools; loads and unloads vehicles and equipment.
• Performs related duties as assigned.

Knowledge of:

• Materials, methods, terminology, and tools used in the maintenance and repair of building structures and systems including those used in performing rough and finished carpentry, plumbing, mechanical, and painting work.
• Proper procedures used in the maintenance and repair of hand and power tools.
• Basic mathematical principles.
• Pertinent federal, state, and local codes, laws, and regulations including applicable building codes and ordinances.
• Principles and practices of record keeping.
• Occupational hazards and standard safety practices.
• Techniques for providing a high level of customer service by effectively dealing with the public, vendors, contractors, and District staff.
• The structure and content of the English language in order to perform the work.
• Modern equipment and communication tools used for business functions and program, project, and task coordination.
• Computers and software programs (e.g., Microsoft software packages) to conduct, compile, and/or generate documentation.

Ability To:

• Perform a full range of tasks involved in a variety of building maintenance and repair activities including general rough and finished carpentry, plumbing, mechanical, and painting.
• Utilize a variety of advisory data and information including work records, safety regulations, blueprints, equipment operating manuals, fire safety codes, building codes, and work orders.
• Perform mathematical calculations including percentages, fractions, decimals, volumes, ratios, and spatial relationships.
• Safely drive and skillfully operate equipment and machinery requiring complex and rapid adjustments including trucks, compressor, power tools, shop bench tools, arc welder, cutting torch, janitorial tools, mechanic tools, and painting equipment.
• Maintain records including time and material use records.
• Compare, count, differentiate, measure, and sort information.
• Establish and maintain effective working relationships with those contacted in the course of work.
• Independently organize work, set priorities, meet critical deadlines, and follow-up on assignments.
• Effectively use computer systems, software applications, and modern business equipment to perform a variety of work tasks.
