Campus Maintenance Manager

Position Summary The Campus Maintenance Manager performs managerial functions over multiple trade shops in Campus Maintenance, which includes the Electrical Shop, Plumbing Shop, Carpentry/Insulation Shop, Exteriors Shop, Masonry Shop, and the 2nd shift Maintenance Shop. This unit delivers high‑level maintenance and repair services for over 18 million square feet of university facilities, including satellite locations off campus. The role oversees approximately 96 staff members and a $2 million operating budget. Responsibilities include independent decision‑making under university, local, state, and federal laws; ensuring compliance with licensing and safety regulations; conducting efficiency studies; establishing workflows and performance metrics; performing budget analysis; trending equipment reliability; evaluating projects; and fostering a safe, respectful work environment. Minimum Education and Experience Requirements Bachelor’s degree and two years of experience in general facilities work, or an equivalent combination of training and experience, with all degrees from accredited institutions. Required Qualifications, Competencies, and Experience Supervisory experience of a trade group. Experience with long‑range/future planning, budget management, and integrating current technologies into a facilities maintenance operations group. Strong interpersonal and leadership characteristics: approachable, team‑focused, integrity, calm and level‑headed, “can‑do” attitude, self‑motivated, and capable of working as a team or alone. Effective delegation, mentorship, organization, results orientation, and technical code knowledge. Valid North Carolina driver’s license (or ability to obtain one prior to start date). Preferred Qualifications, Competencies, and Experience Ten (10) years of progressive experience in a higher education institution and ten (10) years of supervisory experience of a trade group. General Contractor’s License (Building Contractor classification), or an electrical or plumbing license issued by an NC State Licensing Board. Special Physical/Mental Requirements Ability to serve as a mandatory employee and report to work in support of essential university operations, even during adverse weather or emergencies, including public‑health emergencies. Work is primarily office‑based but may occasionally require job‑site visits.
