ASSISTANT DIRECTOR OF CONSTRUCTION

Position SummaryWe are seeking an experienced Assistant Director of Construction to manage multiple concurrent phases and scopes of work within a single large-scale, long-term development spanning up to a decade. This is an individual-contributor leadership role, not a supervisory position over other Project Managers — the ideal candidate is skilled at running several active workstreams at once, maintaining continuity and consistency across phases as the project evolves over multiple years, and serving as a trusted second to the Director of Construction on planning, budgeting, and field execution across the full life of the development.
Key Responsibilities Multi-Phase Planning & Pre-Construction• Lead pre-construction planning for multiple concurrent phases of the development, including scope development, budget review, and schedule creation for each
• Collaborate with the estimating team to review bids, scopes of work, and contract documents across active and upcoming phases
• Identify risks specific to each phase and develop mitigation strategies, while tracking how they affect the project's overall multi-year timeline
• Coordinate with owners, architects, engineers, and local jurisdictions on permitting and approvals across all active phases
Scheduling• Develop and maintain detailed schedules for each concurrent phase using Primavera P6 or MS Project
• Establish milestones, phasing plans, and critical path activities that account for dependencies between phases
• Conduct regular schedule updates across all active phases and communicate impacts to stakeholders
• Proactively identify schedule risks in any phase and implement corrective actions to keep the overall development on track
• Prepare and distribute look-ahead schedules (2-week, 4-week) for field teams and subcontractors on each active phase
Subcontractor Management• Source, qualify, and onboard subcontractors across the multiple phases of the development
• Issue RFPs, review bids, and make award recommendations in coordination with estimating for each phase
• Negotiate subcontract terms, scopes of work, and pricing
• Manage subcontractor performance across concurrent phases, including schedule adherence, quality, and safety compliance
• Maintain a long-term subcontractor and supplier database suited to a decade-long build-out
Budget & Cost Control• Manage budgets independently for each active phase, from award through final billing
• Review and approve subcontractor pay applications, change orders, and invoices for each phase
• Track and report cost-to-complete forecasts across all concurrent phases on a regular basis
• Identify and process owner change orders in a timely manner
• Minimize overruns through proactive cost management across every active workstream
Field Coordination & Quality• Serve as primary point of contact between field superintendents, owners, and design teams across all active phases
• Conduct regular site visits across each concurrent phase to monitor progress, quality, and safety compliance
• Facilitate weekly owner meetings, OAC meetings, and subcontractor coordination meetings for each phase
• Manage RFI, submittal, and drawing log processes across the full project lifecycle
• Ensure all work meets contract documents, local codes, and quality standards
Project Closeout• Manage punch list development, tracking, and completion for each phase as it reaches closeout
• Coordinate building inspections, occupancy permits, and owner training phase by phase
• Assemble and deliver closeout documentation, including as-builts, O&M manuals, and warranties, for each completed phase
• Conduct post-phase reviews and lessons-learned sessions to carry improvements forward into later phases
Strategic Partnership with the Director of Construction• Act as a trusted second to the Director of Construction across the full, multi-year life of the development
• Provide continuity of institutional knowledge as the project transitions between phases over the course of up to 10 years
• Escalate cross-phase risks, resourcing needs, and budget concerns directly to the Director
• Stand in for the Director on active phases when needed
Qualifications Required• 10+ years of project management experience in commercial and/or residential construction
• Demonstrated ability to manage multiple concurrent projects or phases simultaneously, ideally on a single large-scale, multi-year development
• Demonstrated ability to manage projects valued at $1M or greater
• Proficiency with scheduling software and implementation (BuilderTrend, or equivalent)
• Experience with a construction management platform
• Strong working knowledge of construction contracts, scopes of work, and change order management
• Excellent communication, negotiation, and organizational skills
• Ability to read and interpret construction drawings, specifications, and contract documents
Preferred• Bachelor's degree in Construction Management, Civil Engineering, or related field (or equivalent field experience, degree not required)
• PMP, CCM, or LEED certification
• Experience on long-duration, multi-phase developments (mixed-use, multifamily, or master-planned communities)
• Established subcontractor network in the local market
• OSHA 30-Hour certification
