General Maintenance & Project Management Coordinator

Perform general repairs and maintenance including minor plumbing, electrical, carpentry, painting, drywall, door, fixture, appliance, and equipment repairs. Inspect the office, rental properties on a regular basis to identify needed repairs, safety concerns, or maintenance issues. Serve as the main point of contact for maintenance requests, repair needs, contractors, inspectors, tenants, employees, and other related parties. Coordinate, schedule, and oversee maintenance and repair projects from start to finish, including timelines, vendor communication, and quality expectations. Evaluate repair and maintenance needs to determine whether the work can be completed directly; when the repair is within their ability and available resources, complete the work, and when outside expertise is required, coordinate outsourcing with qualified vendors or contractors. Obtain required permits, approvals, or inspections for projects when applicable, and ensure work is completed according to local codes and company standards. Maintain accurate records of repairs, maintenance work, project costs, permits, inspections, vendor information, and completed projects. Assist with planning and prioritizing maintenance projects based on urgency, safety, budget, and business needs. Respond to urgent maintenance issues or emergencies as needed. Purchase, organize, and maintain tools, supplies, materials, and equipment needed for maintenance work. Communicate clearly with management regarding project status, timelines, costs, issues, and recommendations. Ensure properties and work areas are maintained in a safe, clean, functional, and professional condition. Follow all company safety policies and use proper tools, equipment, and personal protective equipment when performing work. Perform other related duties as assigned. Qualifications Previous experience in general maintenance, facilities maintenance, property maintenance, construction, project coordination, or a related field preferred. Working knowledge of basic building systems, including plumbing, electrical, HVAC, carpentry, painting, and general repairs. Ability to troubleshoot problems and determine appropriate repair or project solutions. Strong organizational skills with the ability to manage multiple projects, requests, and priorities at one time. Ability to communicate professionally with employees, tenants, contractors, vendors, inspectors, and management. Basic computer and recordkeeping skills preferred. Ability to work independently with limited supervision and make sound decisions within company guidelines. Valid driver’s license and reliable transportation required. Ability to obtain permits and coordinate inspections as required for applicable projects. Physical Requirements Ability to stand, walk, bend, climb, kneel, reach, and work with hands for extended periods. Ability to lift, carry, push, or pull materials, tools, and equipment as needed. Ability to work indoors and outdoors in varying weather conditions. Ability to safely use hand tools, power tools, ladders, and maintenance equipment. Schedule and Work Environment This is a salaried position. The regular schedule will be determined by the company's needs, with flexibility required for urgent repairs, property issues, inspections, vendor appointments, and project deadlines.
