The President will serve as chief operating and strategic leader of the Company, accountable to Ownership for full P&L, operational quality across the portfolio, and long-term direction. This is a hands-on role for an executive who has built or shaped a property management operation and is ready to do it again — with an in-place team, a captive growth pipeline, and the backing of a committed ownership group. The President will inherit real strengths: a senior manager with deep multifamily experience since inception, dedicated on-site teams, a stabilized portfolio with strong NOI margins, established technology/leasing infrastructure, and a clear runway for growth. The mandate is to build management depth, operational processes, and an organizational culture that lets the Company operate independently and professionally as it scales — with the ultimate goal of pursuing third-party management relationships beyond its captive base. The right candidate isn't starting from scratch or maintaining the status quo — they're elevating the platform: bringing operational rigor, leadership clarity, and strategic vision. Near-term priorities: build a profitable organization with standardized policies and procedures, disciplined contracting/vendor management, and a technology-forward, cohesive team — while defining the guiding principles for how the organization engages with residents, each other, and the community.ABOUT THE COMPANY
A Mid-Atlantic multifamily property management firm with six communities and 1,250 units: three stabilized, high-performing garden-style communities with strong NOI and occupancy, and three newer communities in active lease-up/delivery featuring differentiated products — townhomes with attached garages/private outdoor space, and coastal-oriented cottages — requiring more sophisticated leasing and marketing. The company uses AppFolio and has invested in AI-enabled leasing tools and centralized leasing operations. The Company was built to deliver a genuinely different experience for residents and ownership, grounded in professional service, accountability, and care for each community. The team of ~15 professionals includes dedicated on‑site maintenance staff. Backed by an established real estate ownership/development group with deep Mid-Atlantic presence, the Company is investing in leadership and infrastructure to perform as a true professional third‑party property management company.POSITION RESPONSIBILITIES
Company Leadership & P&L Ownership Full accountability for financial performance — revenue, expenses, margins, profitability Develop and implement a strategic plan, securing Ownership buy-in Serve as primary point of accountability to Ownership on strategy and major decisions Build a culture of professionalism, accountability, and service excellence Lead, develop, and restructure the team as needed, honoring existing contributions Operations & Property Management Own P&L performance per property — revenue, expenses, NOI, budgets, KPIs Develop a firm-wide operating system to track unit downtime, turn costs, lease conversion, rent optimization, resident satisfaction Oversee day-to-day management across communities: service standards, lease compliance, physical plant, resident satisfaction Own the physical plant function end-to-end: vendor management, capital planning, preventive maintenance, improvement/construction Build a maintenance operations system (work orders, response times, quality follow-through); assess whether dedicated maintenance leadership is needed Own the annual budgeting process per property, serving as final internal approval before Ownership submission Drive development of a comprehensive policies and procedures framework Ensure compliance with all applicable local, state, and federal requirements Leasing & Resident Experience Assess and refine leasing processes from sales funnel through resident experience Oversee leasing performance portfolio-wide, focused on lease-up velocity and stabilization Develop community‑specific lease-up plans (renter profile, pricing/concessions, advertising, team accountability) with occupancy milestones reported to Ownership Drive a proactive renewals/retention program as the most cost‑effective lever for occupancy and revenue Build a company-wide training program covering leasing, property management fundamentals, resident communication, and fair housing compliance Leverage existing leasing technology (AppFolio, AI tools) to drive performance and consistency Champion a resident experience that builds retention and community reputation Marketing & Advertising Evaluate marketing/advertising operations and determine model (internal hire vs. outsourced partner) Ensure professional digital presence and active management of listings/campaigns Develop community‑specific marketing strategies reflecting each product type's positioning Team Development & Organizational Design Assess org structure/staffing and design the model needed now and at full pipeline build‑out Build a high-performing team through clear expectations, accountability, coaching, and talent development Partner with existing senior leadership to define complementary roles Implement a consistent goal-setting and performance appraisal program Develop and execute a strategic plan for growth beyond the captive pipeline, including prospective client relationships Evaluate and pursue third-party management opportunities aligned with capabilities, in coordination with Ownership Represent the Company externally with prospective clients, partners, industry groups, and ownership stakeholdersQUALIFICATIONS
Required: 5+ years of progressive property management supervisory experience, including senior leadership Experience managing a residential portfolio of comparable or greater scale with direct P&L accountability Deep knowledge of physical plant management, preventive maintenance, vendor oversight, and capital projects — managed independently, not via ownership/development resources Strong background building or rebuilding policies, procedures, and operational infrastructure Experience overseeing leasing across multiple communities and product types, including lease-up Demonstrated ability to lead, develop, and reshape a team — building trust while making tough personnel decisions when needed Excellent written/verbal communication skills for residents, vendors, ownership, and prospective clients Proficiency with property management software and a track record of driving technology adoption — sees tech as a multiplier, not a burden Preferred: Experience at a professionally structured, multi‑site third‑party management company with scaled systems, accountability, and client management practices Background spanning traditional multifamily and other product types (e.g., build-to-rent) Experience building/expanding a management business, including business development and onboarding third-party mandates An efficiency‑minded operator who gets results through people and existing tools before adding headcount — energized by doing more with a great team, not managing a large oneWHAT THEY OFFER
